Can see the pro and cons of both, having renovated before back in the uk. I've got a really basic question I am sure of it. My biggest concern is buying a piece of land and then not getting a building permit. Does this happen very often? Obviously we will go through all of the channels regarding easements and covenants etc. The block will be up in the hills around Emerald/Cockatoo so there will be other houses around and will be residential land. As a general rules if it is listed as residential land will you get a permit as long as all the boxes are ticked and your not trying to build a monstrosity? Any help would be appreciated as I'm stuck at the first hurdle! Thanks Dale Re: Buying Land 2Mar 12, 2014 9:44 pm Up that way dale, you need to also ask about the building envelope on many blocks up that way. Some blocks have a specific area that you can build within on that block so you cannot always put the house where you want it on the block. Also,ask about any overlays. We looked at a great block in healesville, had a creek running along the very back which had a significant vegetation overlay and was home to some endangered creature so we could not touch the blackberries, and overgrown weeds etc within 10 metres of it. All I could think was wonderful hide out for snakes with all that cool water. And always find out the bushfire attack level (BAL rating). As this can add a considerable amount to the build from around $4.5k for BAL 12 to potentially $80k or $90k for flame zone (FZ) on top of the cost of the house. Not trying to put you off, it's a beautiful part of the world, just things to be aware of. Good luck with it. Yeah I don't know why I came to a forum.
