Orginially my plan was to build the home on the back sub divide and sell both properties off. But my circumstances have changed and i would like to sell the block as is. Now my question is, is it better to sell with just the planning permit or with planning & Building permit? Also is it better to sell with a tenant or without? The chance of finding someone that likes your design might not be easy. Maybe a new investor would like it. What's the difference in cost? Would you recoup that extra money? If the tenant is on an expired lease it doesn't matter as you can give notice to vacate. I would not have a tenant on a fixed lease though because you limit your purchases to someone who is willing to wait the time until the lease expires.
