Wanted to lease out my current property and move to a more family-oriented community like the Hills. Initially looked at the Southwest area but decided to check the northwest instead as it provides more facilities, schools, transport, etc. My budget is around mid-500 to mid-600's. Been researching the suburbs for months now and it seems that those that may fall into my budget are townhouses/houses in the Winston Hills, Rouse Hill area. The suburb that best fits my own criteria is Castle Hill but it seems prices are quite high in that area. Any advice/suggestion (traffic, transport, schools, etc) is greatly appreciated Re: Upgrading to The Hills District, NSW - Advices please 2Sep 05, 2013 4:08 pm I'm a Hills girl born & bred, but moved from the Hills in 2006 but haven't strayed too far from the Hills, I am still only a couple of suburbs now. What area for you work in? Public transport is pretty average - bus or drive seems to be the only options, there is a bit of traffic in general. With the upgrade of the M2, it is slightly better, and with the proposed rail link it will improve with time. There are also the bus lanes into Parramatta. Schools are good, as is the shopping facilities etc What is it you particularly like about Castle Hill? When we were shopping around for a house (before we decided to build) we looked at Rouse Hill, Kellyville (near William Clarke College), Castle Hill, Cherrybrook, West Pennant Hills. The bus does a loop through Adelphi Street, Aberdour Ave and Clower Ave and then back onto Mile End Road. The bus takes about 25 mins to get to Castle Hill and then continues to the city. You can also get an express 'bullet' bus to city from near the Hungry Jacks on Old Windsor Road at Rouse Hill. It's close to a Primary School and also to the small pocket of shops that includes a post office, supermarket, newsagent, etc. Quite convenient. Lots of doctors, dentists, etc and a chemist. It's also relatively convenient to be close to Old Windsor Road. With the M2 upgrade, my typical travel time driving to North Ryde for work is 25 to 35 minutes. I will need to familiarise myself with the roads, t-ways, buses, etc. Both me and my wife are working in the city. However, if we are able to secure a house in the area, we might look for jobs nearby like in Paramatta, Norwest, etc. One reason I decided to look in the Hills area is the proposed rail link. I know it will take years but I wouldn't mind taking a sacrifice in terms of travel for the meantime. Castle Hill basically covers all my criteria in terms of school, price range, shopping centers, transport. I know I can find cheaper ones in Winsto or Baulko (good schools btw) but I still prefer the Castle Hill area even if my price range is on the lower end. Rouse Hill is another option for me but development in that area is quite limited atm. Might wait another year or two before they release some lands. Even existing homes that are selling right now are not within my price range. Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 11035 Thanks again Simeon for being so elaborate.
