Browse Forums Real Estate 1 Aug 27, 2013 4:10 pm Hello, I am planning to buy a house& land package in Kellyville, NSW. It is 16.6 meters wide & 31.70m long. The problem is that on the left side of the plot there is a stromwater easement of 4.9M, which goes parallel to the its length of 31.70 meters. This makes the effective width of plot 11.0M. We can squeeze in our home in this area but i am worried about the resale of this property. Will it be a huge drawback & ll negatively impact our property price. Its build by Eden Bare. Please suggest. One thing to check before you buy is if you will be liable for any additional site costs due to foundations being too near the pipeline. A lot of people don't understand them (as said above) and therefore are more wary or cautious of buying properties with them. Yes in my opinion it will affect the price and will turn off some buyers. If someone wants to build a shed, garage etc it can be restrictive. 11m isn't very wide. Why would you want to "squeeze" your house on? Is it cheaper than those without an easement? Can someone tell me how far a retaining wall will have to be from an easement (A1 - 1 meter wide)? We are trying to get our landscaping plans through Hills Shire Council (9 weeks it has been sitting with them!) and have now been told that we need a Sydney Water approved plumber to come and peg out the area in which are able to retain up to. We have a sloping block and have already built our house. The easement runs along the back fence of our block.
