A block of 3 new townhouse have just finished completion and no owners are known. When I approach the real estate agent to ask about the levies. She gives a very vague response and says that the 3 owners can decide how they want to approach it. This could be a cost saving exercise if you can agree. The three townhouse are set next to each other and the only thing that is shared is the common wall and the wall divider. What I wanted to know is. - does a strata need to be setup before the contract signing? - will I be liable for the whole strata amount if my new neighbors don't pay? Re: New Townhouse - no strata levies set 3Aug 20, 2013 8:55 am I bought a brand new villa about 5 years ago in WA and it was in a group of 6 with a common driveway down the middle. There was no need for a strata company or strata levies as the number of units was under 7. Once it got to 7 or more units I was under the understanding it needed to be in place. It is sensible however to organise something with the other owners once you have settled in and also ask about a joint building insurance policy if there are shared walls. So the block consist of 3 townhouses, I have gotten to the bottom of this now: Real estate agent advised that: - Water will be separate as there is a meter on each individual property. - Electricity will be the same The only portion is the insurance. Are there anything else I should be aware of?
