That is, when I find something I like, do I make an offer then get an inspection, or do I get an inspection then make an offer? I will be buying an older place so an inspection will of course be necessary to know if the house is ok or how much it will cost me to make it ok. It's been a while since I went through the buying process. Would appreciate any hints or tips. The Real estate agent should be able to write the condition on the offer. This gives you a way out if you are unhappy with the results, also you could re-negotiate if there are any repairs required etc. Hope this helps. Re: Buying a property - been a while 3Jul 23, 2013 12:03 am Generally you get pre approval from the financier, then you go and look at places and put an offer on the one you like, you write on it "subject to finance chosen by the purchaser" and also "subject to structural and termite inspections, satisfactory to the purchaser". If they accept, you get the inspections and go for formal finance approval. If you cannot get finance through your financier, you can go elsewhere, or cancel. They cannot make you get it through Joe knuckles crack your skull mortgages. In NSW you have a cooling off period to organise building and pest etc. If you are Sydney you'd have Buckleys chance of getting subject to finance clauses put in. Everything is being snapped up. They'll just go for the person willing to sign unconditional.
