Browse Forums Real Estate 1 Jul 19, 2013 6:38 am I have a 697sqm block of land in blacktown with a 50s un renovated fibro. The land is about to be rezoned to allow only multi dwelling development. I suspect this will make the property unattractive to regular home buyers once the laws come into affect. I think I need to sell this property with an approved da for multi dwelling development and target builders. Anyone here have experience with this approach in the blacktown area? Can you share the following info? Who you engaged to assist with completed da? How much you managed to sell the property for with completed da and what it would have sold for without? Re: selling with/without approved da 2Jul 19, 2013 11:00 am are you serious, i would be waiting for the law to change the value of your property will increase. Dont waste you time getting approvals leave this to the town plans and builders who will know how far they can push the boundaries. Re: selling with/without approved da 4Jul 20, 2013 11:08 am Getting a DA approval will attract small time developers but not the big ones. They buy multiple lots or even if your block is big they will have their own planners. Your DA needs to be exactly what a particular person wants. The developers already know which blocks are being rezoned so you don't need to wait until it's changed. But if you sell now they will want extended settlement until the zoning is changed and they get their plans done. Depends where the property is and how big the zoning area is as to what you should do really. Is it close to the hospital? shops? Because these are the areas developers will target first. Why don't you put it on the market at above what you hope to get and see what happens. Put development oportunity in the add. You never know. Things are going crazy in Blacktown. I wouldn't worry though Blacktown is just starting it's climb. Still a way to go before it peaks. I have IP's in Blacktown. Very exciting. If your patio is going to be 35 sqm then that's going to need Council Approval. The fact that they previously approved your 25sqm patio will be irelevant 1 5506 This certainly doesn't look good. I would be engaging with an independent inspector to have a look at this. As for the unscheduled site visits, most builders are quite… 1 28319 Elvis has left the building...
