Im keen on buying a house with my parents, my parents are aged pensioners & im on disability pensioner, we have never claimed for a stamp duty tax concession before, are we entitled to one? and is it a concession of a percentage or fully exempt from it? Ive been told we are exempt from paying, not sure going through the Victorian state revenue office website isn't easy to understand. I thought doctors & lawyers were bad This is my parents second home, i will be living in the new one mentioned here & i have no other house. Thanks in advance for any help. It would seem though, as pensioners you are all eligilble for the concession (maybe the calculator would help?), but as your parents have owned a home before, you wouldn't be eligible for FHB concession. It is a discount, it is on a sliding scale but if there is more than one owner, your share of stamp duty is determined on your share of the house. So for me, our house was about $400,000; I hold %50 and thus they split the stamp duty into two and calculated mine on my share of $200,000 (came out at $0 I think) and my sister's (not a pensioner) on her share of $200,000. It was not our first house so no FHOG or discount applicable. In short, if you are buying with someone else and you have never claimed the pensioner stamp duty discount before, put in the form because the odds are that you will get something. If you are not eligible for anything, they'll just send you a letter saying so therefore no harm done. I did it after settlement so we got a refund cheque - I'm not sure if you can do it beforehand but I think you can. The form is on their website.
