Browse Forums Real Estate 1 Mar 17, 2013 9:06 pm Hi, We are looking at 2 houses that are both in locations we like, same number of bedrooms, same number of bathrooms, car spaces etc. But...one is in need of updating (old slate floors, new kitchen, one new bathroom, fresh paint) the other is done, probably to higher standard that we would ever do eg heated flooring, ducted air. There is $130 000 difference in the listed price. In the past we have renovated but we don't want to do it again ourselves so would pay a trades person. We like them both....AGGHHHH. Don't eveen know if this is a question anyone else can answer - just thought I'd throw it out there! You have renovated in the past so use your experience to determine how much you'd spend updating the cheaper house to what you would want, keeping in mind that tradespeople will have to charge more than it would cost to do it yourself. Consider too if the more expensive one includes items you'd really not like to have. Then think about the time involved and inconvenience of renovations going on around you, or the wait until you can move in. Take into account the location, and if they are equal, the look of both, and how you feel when you go to them, and/or walk inside. Put some pics up and I'm sure I could tell you what I would like, but you might not like what I like. Bec I'd go the older one. $130,000 is HEAPS for the renovation work that sounded like the new one did. Don't go Ducted Air or heated flooring, these would cost you a bomb to install and also an absolute BOMB for energy use. Energy use is only getting higher. You don't need to do things straight away. Save $130,000 on the mortgage, and do things bit by bit. Looking to start the journey of becoming an owner builder in SA.
