Here is our problem- our house has been on the market for 4 weeks. We have had 5 groups through (pretty good, we've been told considering the horrible weather we have had on the coast at the moment) but no offers as yet. Should we be starting to get worried? Not too keen to lower price as we are in no absolute need to sell, except that we have found a block that we love and cannot buy until we sell. Should we just wait it out or does anyone have any other advice for us. But being close to the main road, is that a problem? Also when it rains, does water get into the garage? Parts that I don't like are those blue and turquoise feature walls. That feels a bit dated. Are houses selling there, is it a bit slow. Gauge your responses and actions by his advice. Push him for more action, after all you pay a lot for their services. If in doubt check with other agents in the area re numbers selling. Go to other open houses in your area and check their presentation and price and see how that compares to yours and whether yours is being marketed at its best. With the other block we were in a similar situation. We made an offer on the land subject to the sale of our house. A minimal refundable deposit was paid to hold the land until we sold. We were lucky in that we sold in 2 weeks. 1 inspection, 1 buyer, sold! Good luck with the sale. The photo of the front isan't wonderful but not turnoff. The backyard table looks terrible. In hindsight you should have put a nice table cloth and something over the chairs to make it look inviting. Butnot knowing the area can't comment on your price. But I do know when people put in price brackets they usually put $50,000 degrees. Eg people would put in $350,000- $400,000 and your would not come up. $399,990 would get more hits I think. But it depends if that's what you would take. Have you considered marketting as "offers over $395,000" Or over $399,00. Good luck./ Ours sold in 2 weeks and that was enough for me but we had already bought.
