Browse Forums Real Estate 1 Feb 14, 2013 8:29 pm Hi,
We found a house we really like that we want to put an offer in but we are very confused about what our final offer should be. I cant give much more information without given you the location of the house which i dont want to do. Can anyone offer any advise, tips or websites that might help us? We have looked at similar houses in the area as well. Thanks Re: What price? 2Feb 14, 2013 8:43 pm What do you think it is worth? Thats the biggest question... What did it sell for last time. What are others selling for in the vicinity. Check the internet, you should be able to get surrounding house value on a few websites, i think www.onthehouse.com.au should be a good start... It depends how badly you want it, i would to in with a starting bid of 400k... Let that sit with them and go from there.... The agent is going to spin all sorts of stuff to make you put in a higher offer.. Its obviously very difficult to give advice not knowing the property... Do your research, that way you can go to the agent with a good understanding of the area etc. Re: What price? 3Feb 16, 2013 8:59 am As mentioned- what's it worth? Is it over priced to start with? How is the vendor placed? do they NEED to sell quickly? Have they committed to another place? How long have they been there? What did they pay for it? What are comparables in the area selling for? How long has it been on the market? Has the price dropped already? You can PM me if you like if it's in NSW or Queensland and I can answer a lot of the questions as I have access to RPdata. Re: What price? 4Mar 14, 2013 7:06 pm Also take a look at http://refindhouseprices.com/. It's a bit clunky but a good way to determine advertising history for a house. +1 to onthehouse. It's a great tool.
