Hubby and I are looking into buying a gorgeous (massive acerage) property (land + house). Flights are booked to inspect and we actually really want to buy it as we love it. The facts on the property: - year of built approx. 1995 - semi-rural - extremely secluded - covenant on property, leaving only 5 acres for human habitation - right of way on this property for farmer next door (apparently farmer uses access not often) but would most likely drive past close to the house The real estate agent mentioned that the property has been on sale for a bit and didn't go into specific details but said that because of it's location and seclusion it hasn't been easy to sell. He also mentioned that it has attracted high interest but hasn't sold. I then googled the property address and have come across an old listing from mid-2010. Obviously, there has been a huge price reduction since then. What are your thoughts? Do you really believe the location (seclusion) could be the issue? Or the covenant on it? Just remember, if they found it hard to sell...so will you. I would also go talk to the neighbours when you go there. Find out ALL the gos. Tell them you are looking at buying in the area...' What about that place? Any good? Etc' people will happily tell you all the ins and outs and if the farmer is an a*se etc ( cos if he is...prob walk away.) Also if he does use your property a lot, to access his other paddocks, can you live with that. He might not use them much now, but what if he increased his usage, what if he chopped down all his trees, how would you feel, do you have enough of your own to compensate etc . Take your time...really do your research, ask the neighbours, not the farmer or the real estate agent and good luck. Re: Thinking of buying. Good point that he may not now use the access often but in future. I have received the property plans. There are 2 public roads going through by the look of it but I'm waiting on the real estate agent to get back to me on which road the farmer uses and how far one of the roads is from the house. I doubt that we would ever be thinking of selling as we are looking to spend the rest of our days there. But still thanks for mentioning this, it is a valid point. I wonder if it's possible to have the right of way removed from the title. If there are 2 public roads, then the one close to the house should be allowed to go. Thanks again! Just spoke to the title office and was advised that it's actually a public road. I'm wondering why the real estate agent didn't mention that... Will talk to the council next. Re: Thinking of buying. ( public roads that aren't used, but are ' on paper' cos when they were drawn they didn't know a big hill was there etc, are public here, but can be bought...my neighbour had to buy a road that ran through her property...from drawing up the area back in the uk 150 yrs ago!? It showed a road, but in real life, there was a hill where a road just couldn't go, still had to buy it..$14k later) And i understand about the link. Can't be having me buying it!!!
