We are thinking about wall-mountain one of our tv's in the media room, however my parents mentioned this could be classed as a 'fixture', so when we go to sell in a few years, we would have to be clear and have it excluded in the contract...does anyone have experience with this? Is that what would happen? Obviously if the tv was a dealbreaker in selling we would leave it, but would prefer to take it with us. We are planning on buying new TVs for our house anyway, so if potential new owners didnt want the one installed here then we'd probably take it down and sell it lol. I would think each situation may vary, some buyers would want it, some would want to bring their own, so it may just be a case of negotiating in a contract. I would think the bracket would be the fixture though, not the tv. I wouldn't let it bother you or stop you from wall mounting though, it looks so cool! So I think the bracket for sure, but I'd negotiate the tv itself. The price of a new tv versus the price of a house, I'd just buy a new tv and would just let them have it but I don't think it would be a fixture. It's a bit like leaving a shelf but you wouldn't be expected to leave the nic nacs on the shelf, but the tv wall mount bracket would be expected to be left behind imo. Since this is a new house we are building and planning for, the new tv was going to be a smart tv which I think store a certain amount of information and apps - kind of like a phone - so we'd have to be able to do some kind of factory reset. I thought we could maybe wall mount our normal led in there instead because it wouldn't matter if we had to leave it, but it's only 42 inch and the new one will be bigger, which is why we wanted it in the media room. As I said in my op, of course if the tv was a dealbreaker we would leave it. Also the dishwasher itself ... We had a surround sound system - but took the speakers - leaving the wiring and plugs/shelves etc. I guess it needs to be settled at the start - then can be used during sale as a "negotiation" issue.
