Browse Forums Real Estate 1 Nov 18, 2012 10:50 am Hi all I live in strata complex of townhouses (for now). As I spend my weekends sprucing up the place to sell joule like some feedback on how the actions of others in the complex affect sale and price. I have neighbours directly opposite who have had a parade of washing in the garage and driveway across from my front door. And of course that means that they have to park the car in the driveway so I can't get out of my garage. When I purchase I will be going around the the place out of inspection times to see how the house, street, neighbours are. I did this when looking for a place for my elderly Mum. Didn't want her to have hassles. Parked out side house we were considering on weekends and nights to make sure it was ok. The house and neighbour didn't disappoint. Great choice. No surprises. So how much would it affect me if it looked like a third world country around me? Re: Behavior of others on price 2Nov 19, 2012 8:18 am First impressions are everything. When we were selling, our real estate agent told us to offer to mow the front of our neighbour's (opposite) lawn because it wrecked the street appeal of ours. The lawn was knee deep in places and never mowed. I approached them, explained we were selling and would they mind if I ran the mower over their front grass now and then, of course they were happy to have it done for free. When prospective buyers pull up out the front they don;t see a jungle across the road. Definitely helped I thought. Re: Behavior of others on price 3Nov 19, 2012 4:00 pm Good thinking Roadrunner. Yes first impressions make a difference. I asked the people next door to keep their dog in for open homes (it barks at everyone that walks past). When I was looking at a place near a school I went there just after school. People parking across the driveway. Next!!! Using your analogy, stratastruggler will need to do the neighbour's washing (maybe the car too...). Have considered the noise from the "hooters" but not the pick up drop off time parking. I found a house for my mother when she downsized. A couple of blocks from the railway station. Had to consider the parking problem there too. Commuters with not enough parking provided filled up the street. House had a large enough driveway to accomodate any weekday visitors. But on weekends the street is empty so good for family get togethere. Wow I hadn't realised things had gotten that pricey in just a couple of years since I built, that is crazy with how much land is now costing if you aren't lucky enough to… 3 7127 Hi, you've probably already resolved this, however, Commbank will probably pay the funds to you after you send evidence the work is done regardless the change in the quotes. 1 35326 Just to makea point about this, an approach that some people have found sucessful in negotiating these rises down, Is to provide some workings to the builder, specifying… 4 81723 |
