Browse Forums Real Estate 1 Nov 04, 2012 10:28 pm Hey Guys After 3 weeks of looking and checking out a certain property, we finally decided to put an offer in. The house we put the offer on has being on the market for nearly 2 months now with no offers, which for this area is a long time. Then today after we put our offer in the estate agent texts us a few hours later to tell she has spoken to the owners and will get back tomorrow... Oh and also said she from there view today 2 other parties are interested, one even wants to view the property again tomorrow!!! What are the chances of that!! I feel like we are being played to cough up more money as our offer was 40k lower than the asking price. We priced it 40k under the asking price as the property come with patios and pergolas which dont have shire approval and it also has a couple of easements on it. Is the usual tricks estate agents play to try and squeeze more cash out of us?? We now have the nervous wait of seeing what they will come back with, it almost feels like a game of poker. It's possible there is interest but that response, particularly if offering under the asking price is real estate 101. But sometimes it comes down to how much you actually want it.... Regardless of the asking price, if you've done enough research you will know what market value is. Of course, the vendor may have a high expectation, which is why the asking is high. Put offer in... 4Nov 05, 2012 5:33 am If there is no council approval and you feel the offer is fair, relax and wait to hear from them. If they have countersigned your offer today, and you are happy to change your offer go for it but if they ring you and talk, tell them to put it in writing cos they are probably trying to freak you out and they know you are first home buyers. Hold steady, tell them you are not moving at this stage, they will say another buyer has it...you say congrats and hang up. They will call you in 2 days saying the ' buyer as fallen through on ' finance' etc' then you decide what you want to pay. Never pay more than you feel it's worth. And if you are feeling pressured tell them you will let them know ' in a few days' Make them wait. ESP if they are trying to pressure you. Also find out why they are selling. If you do offer more tell them you want the BBQ, car, dining table and swing set, also included in that price. ( if they are going overseas they will prob throw them in to get the sale) hence finding out why they are selling. On my final offer I ask for all the chattels I want. Not on your first or second offer. It works better as you have come up...and they know this is your full and final offer...along with blah blah blah chattels. I had exactly the same scenario - the RE said there were 2 other offers the day after I put mine in after hardly any interest in the property previously. I stuck to my original offer and lo and behold they only want to talk to me about my offer. So yeah, in this case they just wanted me to show what I could put in. Now I'm not so sure I want the place anyway (backfired big time on them?). There are plenty of other options out there. Goodluck with your house...
