And clean up first! I want to see lots of good angles of all of the important rooms (if there are no kitchen and bathroom photos, that sends out huge red flags to me). Make sure they use a professional property photographer and make sure that they allow you to approve all photos before they are uploaded. Real estate agents are not photographers. They take photos that are completely irrelevant. Please don't put up a photo of the kookaburra sitting on your bird bath or the kangaroo in your back paddock. Not interested. Show me all the rooms, the yard, the outdoor areas. I want to buy a house, not a zoo. I use the internet as my only real point of call. And agents windows. I haven't looked at a newspaper advertisement in years. I don't really care about your sign either, although if you're in a very specific area where you get a lot of passing traffic, then it can be worth it. If you're not on a major thoroughfare (or opposite a school!), then don't bother as no one will see it anyway. Put the money in to good photography and floorplan instead. I don't even bother chasing up ads that don't have floorplans and addresses anymore. I'm looking in an area that is two hours from my current home, and I'm fed up with ringing agents to get "well come and have a look". No, I'm not spending four hours in a car to look at something that isn't even going to suit me in the first place. I have fairly specific requirements in a property, and I tend to look at the floorplan before even looking at photos. I also want to google the address, look at it from the street, look at the neighbours, etc. If you won't put that online, then I assume that you are hiding something. And while I'm on my soapbox, put a price on your advertisement. No I will not "contact agent", I don't want to waste my time having to give my name and number before they'll even give me a price then get hassled for weeks on end about a property I'm not even interested in.
