Every time the agent said its cause of this or this we changed things and it still didn't sell. We have built 22 squares of living but 28 squares under roof with the garage and alfresco. The block of land was worth $200,000 as it backs onto the Golf Course. We reduced the house to $480,000 Basically you couldn't build it again with the finishes and landscaping etc that we have included. Plus now the only remaining block left which backs onto the Golf Course is on the market for $222,000 Now I have found out that about 5 houses have sold in our street for between $600.000 and $740,000! One of these houses has the same living size area but have 4 genuine bedrooms plus a pool and sold for over $600,000 We have 3 bedroom and a study (which you couldn't make into a 4th bedroom as its off the kitchen with access to the garage). So even if I take off $30,000 for the pool that's still a massive $100,000 difference for the same size house! It's so annoying I just wondering if its worth enclosing my alfresco to make a 4th bedroom and maybe an en suite, just don't know how much that would cost at the moment, but wondering if it will add a lot of value for a little outlay/ Then we wouldn't have an alfresco though and if we didn't want to change the roof structure we would have to add a flat roof pergola on which I don't know if that a good idea in this sort of area. What do you guys think? I dont know enough to tell you this is happening but my experience is that your idea will not provide the value that you seek. sorry! Homes don't always sell for the listed prices that are shown on the real estate websites. As hard as it is when your house isn't selling, making big changes like what you're thinking I don't think will help, if buyers really want a four bedroom house they will still buy one that was built as a four bedroom rather than one that was converted. Hang in there and wait for the right buyer. If people aren't buying your place and it's not overpriced then it's just not to their tastes, simple as that. Doesn't mean there is anything drastically wrong with it. I have two kids and would buy a 3 bedroom place as long as it had an office, providing the rest of the house was to my liking. That sucks! Hope it all works out.
