Or I build a build a house of 400 sqm, where land is only 292000. One year house is costing me 475000 but looking at figures building will be 500000. When you buy a house, you buy someone else's dream and style of how they wanted it. When you build, you build your design to suit your budget, needs, block orientation, etc. You only pay stamp duty on land when you build, as opposed to buying house and land. If you buy an existing house then you don't have the time and stress of building. But building new you get to choose your fixtures, layout etc. I am building but personally if I could find an existing house I liked I wouldn't be. Quick link of paint, restump and sand and polish and 10K later it's a brilliant little house. Not everyone has the vision, but for example our sub floor is all timber, and it's in perfect condition. We got building reports done before hand. It's all hardwood. They don't make houses like they used to. We have tasmanian oak boards throughout the house. I find older houses have more character, but in this situation the house is only a 1 year less. If it suits you, go for it. Then you won't have a year of house related choices and stress with building etc. Property is all about location. The best location, you can always fix up the house later. Good luck!
