The ad isn't that bad it's a basic 3 bedroom vinyl clad that's tidy.Houses aren't selling we've accepted that and our price now absolutely reflects it. have decided to keep it on the market for another 3 months it's a miracle we found the patience. Have dropped the price to $195,000 we are now loosing money at this price, but want out. renting it is still the last resort though and will def be happening if house doesn't sell next 3 months. never had ambitions of being a 12hr shift worker, landlord and father of two children under 4 all at once. If you've had it listed at $195,000 for months, then no one would offer that price. They'd offer less, and argue that its been on the market for so long. It puts you on the back foot. It's a great place. I just think it needs to be presented better. Are they professional photos? You'd be amazed at what a super wide angle lens can do. Photographers should charge around $150 for the lot. It's a cheap price to pay to make your house look bigger. These photos seem like they are taken with a normal 35mm camera. Open the curtains in the room. Let more light in. Why isn't a floor plan added. And why isn't the address on there. South Shepparton is a large area, people want to know exactly where it is and what the house floor plan looks like. They need to imagine themselves living in it before they move in. What kids will go in what bedrooms etc. How long has it been on the market exactly. If you're in no rush. Take it off the market. It slows down over Christmas. Rent it out for 12 months. But don't let it stay on the market indefinitely. Either go to auction or drop it. The longer it's on the cheaper it will sell for in the end. The magic buyer won't just come along. We bought our house in south east melbourne a few months ago. We put two offers on one that was 2 doors up, they wanted an insane amount of money. That was 4 months ago. It's been on the market for 7 months on and off. They've not put it up for auction, but the most basic of real estate rules is "any house will see, it's just a matter of what price it will sell for".... they could have got a great price at what we offered, but they held out for more. No offers :( 30Dec 01, 2012 1:16 am As a prospective buyer there are two things that stand out mainly. Firstly in the living room you have what looks like a fireplace that has been blocked off, but it's left you with a strange looking protrusion into the room. I would rip it out and get it gyprocked flush with the wall and painted so it doesn't look like a makeshift fix up the way it does now. The other thing is the bathroom, it looks like it dates back to the 60 's so if you were to replace the tub and sink (and the waste pipes which by now are seriously rusted through) it won't scream "bathroom update desperately needed" to a buyer, and realistically there aren't many buyers who will be won over with old blue fittings. As far as staging is concerned, the house looks very bland. The house needs a few more accessories to make it more homely and show better to buyers. The fastest thing a builder will do is bank your cheque, those systems work perfectly with lightning speed, everything else is slow burn.
