Browse Forums Real Estate 1 Jul 13, 2012 1:05 am Hi all, Well I've decided to move from the nearly top end of Qld to the Southern Highlands in NSW. Whilst I've bought and sold a few houses up this way and bought a block of land in Qld, it's a different story in NSW. I'm looking to buy a ready made house or a block of land and build a kit home later. When it comes to conditions on purchase contracts what sort of conditions do I need to have on it besides the usual subject to purchasers finance. From things I've read and family I've spoken to, it seems that I should put subject to flora and fauna EIS reports, Mining Geological surveys, Council and Main Roads future planning. I will need the proper words for these as well please . Am I going overboard, or?...... If you were trying to buy my place I'd put it in the too hard basket and look for the next buyer. Most common are finance, building and pest. But you get a 5-10 day cooling off period so you would just do your searches in that time. The clauses would save you losing your .25% holding deposit. Not enough to lose sleep over unless you are buying a million $ property. I've never put conditions on a contract. I just buy it. Only backed out of one and lost $600. We put finance and building & pest inspection clauses in our contract. It's a buyer's market - you can put whatever clauses you want. But with those more complicated ones just go to a lawyer. You can call 3-4 and ask for their charges. Make sure that before you put a deposit down you have all of the inspections lined up ready to go. You don't have much time. I can't emphasize enough how important it is to have inspectors recommended by people you know - NOT a real estate agent or agency and especially not the one representing the property.
