It's a buyer's market - you can put whatever clauses you want. But with those more complicated ones just go to a lawyer. You can call 3-4 and ask for their charges. Make sure that before you put a deposit down you have all of the inspections lined up ready to go. You don't have much time. I can't emphasize enough how important it is to have inspectors recommended by people you know - NOT a real estate agent or agency and especially not the one representing the property.
