When selling your property, what is the process for negotiating agents fees, asuming that they are negotiable.
What is the expected rate in Vic??

In Hampton Park / Cranbourne 3.3% inc GST is the round about rate. Rowville seems to be around 2.5%ish but there is some cost cutting going on down as low as 1.5% at the moment. Glen waverley/ Oakleigh seemes to be in and around the 2 to 2.5% mark Inner city is low to mid 1%'s but the rates there are extremely negotiable right at the moment. We signed up 2 apartments in Port Melbourne a few weeks ago for just under 1%. There are some fairly large performance based bonuses attached (ie the more they get for the house the higher their commission etc) but it works well for us if they dont get the numbers they want. The bottom line is don't be afraid to ask. We sold our last property in ROwville 14 months ago and only paid 2.2%. ![]() Re: Are agents fees negotiable 3Mar 12, 2008 11:55 pm 100% negotiable.
and rember in good times the agents play hard ball, and in bad times they get desperate. Interview your agents like you''d interview a new employee. Sometimes it's better to pay a bit more in fees ie % and get a better person selling the house. What do they measure the record on? The highest price achieved on a house. Obviously not all of the suburb of Glen Waverley as there are $M homes there.... If you don't like the answer they give you, go somewhere else. Plenty of agents around. Private sale maybe? That's pretty pricey by Sydney standards - you see some offering 1% comission - but we had a record price for our area - it was a unit.
Check out what is included in comission. A lot of companies may quote cheap comission but then add on every ad that runs in the paper, letterbox drops etc. Ours included everything - so listing on websites, in the local paper, sign out the front etc. A good agent should give you a realistic selling price range - ours said that if we agreed to sell for less than the quoted range - her service would be free. also check out this website: http://www.jenman.com.au/ Though some people haven't been happy with Jenman recommended agents - we were very satisfied. just be careful trimming the agents comission too much, the old 'you get what you pay!' for comes to mind. As an ex agent i can see the other side, lets say your an agent and you have 20 properties on your books, all of them are listed at 3% commission except there are 2 listed at 1.5% commission, Agents are paid commissions based on fees coming into the office, which of those properties do you think would sell first and would have the most effort put in to? just a though, cheers, Troy Is it just a report written to give to the bank initially and it is based on what and how your payments are made up for, or is it a full service where they go out and… 2 2122 |
