After cracks started to appear in the road the area was closed off and they decided to put drainage pipes in. Definitely in the flight path of the airport but has never bothered me (it does bother some). Soil test are a must as this is an old Quarry site so there is a bit of rock around if not fill. Read Jonnielee78's comments and I'd say that would be consistent with my observations because the blocks in the initial release were never released to the initial purchasers and subsequently resold. Check the Rivervalley building guidelines - you need to obtain a planning permit then a building permit so it can take forever to get approval. Yourland Developments has been engaged to manage stage 6 development but does not have the contract to manage the quarry pit in stage 6. The quarry pit in stage 5 has taken close to 14 years to be filled and now the the developer (River Valley Developments) has applied for an amendment to increase the amount of fill in the stage 5 quarry. Should be a couple of newspaper articles around about the area. The residents in stage 5 don't believe the new plans reflect what they were told when they signed up. If you can buy near the river it is a beautiful place to live. On a sunny day it is truly magnificent. The blocks on the hill have brilliant views but have challenges with the building (volume builders won't touch sloped blocks and a lot of those blocks have solid rock in them being an old quarry site). If you hear anything about a footbridge across the Maribyrnong disregard it. Not scheduled until stage 7 and they still have no idea what stage they will develop next e.g. Stage 4 is the area east of Duke street and remains undeveloped. Stage 5 was supposed to have a local shopping centre and still not done. Current stage being developed is stage 6 so it is not being done sequentially. Don't expect things to happen quickly - Brimbank council is in administration and I don't think they want the maintenance costs of large open spaces. Suspect they are asking too much for the blocks. While they are large they are steep and the cost of building will be phenomenal.
