Browse Forums Real Estate 1 Jan 26, 2012 3:40 pm We're about to put our house on the market and we're seeing who might the better choice in terms of (a) professionalism, (b) room to move on advertising/commission, (c) ability to get back to us after a valuation without forgetting who we were. I've been told by my cousin who is a real estate agent to look for the ones who have the most saturation in our area, which appears to be Harcourts right now. We're also thinking Barry Plant, Ray White - not so sure about the smaller/independant. I've been told to stay away from Run or Juice (who knows where they go that name from !). Paul. Ask them how they conduct feedback etc. I recommend to go to a few open homes (or book some inspections) with various agents to see how they conduct business. I went to an open home once and the agent was quite rude, uninterested and unknowledgable when I asked questions. Crossed off my list straight away. When their agency rang me asking if I would consider selling I told them if I was I wouldn't use their agency. Last place I sold the agent came around every Monday night (arranged prior) and gave us feedback on who attended the open, what they said etc. Very helpful. I know rental and sales are different beasts, but we would not hesitate to use them if we were in the position of selling any of our properties, based on the high level of communication, interest and overall thorough and professional approach they provide to us as landlords. Re: Any particular agent better than another ? 4Feb 03, 2012 12:18 pm We must say we've been impressed by our local Ray White - the agent had organised 4 inspections (all in one sitting) last night, at least 2 interested parties .... and we haven't even signed with him yet ! I know he's pushing for our business (as anyone would) but we just need to get his commission down to 2.25% at least from 2.5% and reduce exclusivity to 60 days from their preferred 120. If they come to the party we'll likely go with them. If we get a valid offer on the table, we'll definitely sign and ask for advertising to not be paid for if the sale pushes through. Harcourts are/were a close second, their 2.25% includes most marketing, you only pay for photoboard and photographer and if no sale, no fee. The only thing is his valuation was high 300's-low 400's - we want at least 435,000. A lot of their homes around the area are quite low priced compared to others of a similar nature with other agents. We'll see. Before you rip it up, if you can in the grout lines, drill some holes and pour/inject techgrip by sika.
