Browse Forums Real Estate 1 Jan 13, 2012 12:23 pm Ok, so I know in QLD the standard commission is 5% on the first $18,000 and 2.5% on the remainder of the sale price (which I personally find quite steep especially when it’s got GST lumped on top of it, UGH!), but does this tend to include advertising fees and professional photographers and that sort of thing as well? Basically any other expenses incurred by the agent to market your property? I have heard from other people in different states they the commission was ALL they paid, and if the property did not sell, then they paid nothing. AND they only were to pay 2% on the whole sale price. This is MUCH better. Why is QLD so expensive, people!?!? How the hell did I become a senior member!? I know nothing! I think some agents may still charge advertising on top of commission. You will need to check with individual agents I think. Some of them will also list your property in realestate.com.au. Realestate.com.au is where it's at, and I've heard you must have an agent to get listed there. Anyway, so we have (as you may see by my other new thread) finally taken the plunge and our property is going to be for sale. Auction. The costs were a LOT more than I had envisaged. I already knew about the commission (standard 5% for the first $18,000, 2.5% for the remainder, plus GST on top), and I assumed fairly accurately the other advertising costs such as realestate.com.au, photographer, various other smaller items. It was the newspaper I did NOT realise would be so ridiculously expensive!! To have ONE ad in the Gold Coast Bulletin ONCE a week in the Saturday property liftout costs $1,100. So to do it for 4 weeks is $4,400!!!! We said we just could not afford that, so we shrunk the ad down and now it's half that price for our 4 weeks, and the agent said if our place does not sell at auction, he will pay for the further 2 weeks in the paper for us. We also got some of the other costs knocked out as well, which is good. How the hell did I become a senior member!? I know nothing! When we met with our preferred agent she gave us the entire spiel about commission 5% on the first $18,000 and 2.5% on the remainder of the sale price etc + photos + listing on realestate.com.au I let her know that if she wanted our listing that I would only accept a flat rate of 1.9% commission and she would incur the costs of some advertising. I did this whilst having 10 different 'competitor' business cards subtlety placed on the table. She was umming and arrhhing talking about her costs etc - I stood up and said well thank you for time and held out my hand. Straight away she agreed to our terms of a 6 week listing and then called her office to have another contract sent through. We had a buyer within 5 weeks of listing, and after 4 rounds of negotiating we got to a point where we were about $2500 off the price we were willing to accept. Our agent advised that she didn't think the buyer had any more room left. I did some fancy sums and showed her how I came to my changeover price of what I needed to come out on top with after commission - if the buyer wouldn't come to the party would she be willing to reduce her commission. She made phone call to the buyer - scored another $500 from them and then dropped her commission another $2000. Smart agent - she walked away with $7500 (not bad for 5 weeks work!)- if she hadn't made the sale we wouldn't have renewed with her the week after and she would have got $nothing! Before you rip it up, if you can in the grout lines, drill some holes and pour/inject techgrip by sika. I have used it to bond mdf to timber, but in the process it dripped… 1 4284 Not much in this responce. My suggestion is, what are you looking to build and why. This will all be impacted by the local councils planning scheme.
