Browse Forums Real Estate 1 Oct 20, 2011 7:17 pm Hi Guys, First time posting here... But I was just wanting to know if anyone has ever door knocked or put letters in peoples letter boxes to buy their house. My partner and I built a house about 2 years ago and now want to rent this house out and buy a house in a better area and closer to his parents, its a very specific area and we are wanting something that needs a lot of work! We have now been looking for a year with no luck.. Any advice would be very much appreciated!! Re: HAVING NO LUCK FINDING A HOUSE IN A PARTICULAR AREA 2Oct 20, 2011 7:37 pm I suppose if you really like the area there is no harm in trying. Is it limited properties up for sale or are you just fussy like most of us A bank is a place that will lend you money only if you can prove that you don't need it... Re: HAVING NO LUCK FINDING A HOUSE IN A PARTICULAR AREA 3Oct 20, 2011 7:52 pm haha we're quite fussy but mostly because we want this to be our family home, so we want a very specific location and we want something that needs a lot of work so that we can not only get the house cheap but we can also make it exactly what we want! Re: HAVING NO LUCK FINDING A HOUSE IN A PARTICULAR AREA 4Oct 20, 2011 8:33 pm Good luck trying to get the house cheap if your door knocking. I know if someone knocked on my door wanting to buy it out of the blue I wouldn't be taking a low price. You might just have to be patient and the right house will come along. A bank is a place that will lend you money only if you can prove that you don't need it... Re: HAVING NO LUCK FINDING A HOUSE IN A PARTICULAR AREA 5Oct 25, 2011 11:53 pm I wouldn't knock on doors (unless there was a specific house I wanted) but letter box drops can work. State that you don't mind older style etc and that you are private buyers who want to be close to family etc. You never know. Good luck. I'm assuming you've let all the real estate agents know what you want. But don't hold your breath waiting for them to call. Have you considered using a buyers agent? Re: HAVING NO LUCK FINDING A HOUSE IN A PARTICULAR AREA 6Oct 26, 2011 7:49 am Do deceased estate always ask for a quick sale? I know that sounds horrible but im just throwing ideas around. I think local papers always advertise people who have recently died. In the movie "While You were Sleeping" a person's business involved buying furniture from a deceased estate. 13-08 Moved in 13-05 Build restart 13-04 VMIA compensation 12-08 Builder liquidation 12-03 Fixing 11-12 Lockup 11-11 Frame 11-09 Slab 11-09 Start 11-07 Contract 10-11 2K deposit 10-06 Titled land Re: HAVING NO LUCK FINDING A HOUSE IN A PARTICULAR AREA 7Oct 26, 2011 10:08 am I think deceased estates have to wait at least 3 months for probate etc. I do know someone who bought a house they wanted after they asked the owner to let them know if they ever wanted to sell but it was almost 1 year later. I think you could try the soft freindly personal approach but tread carefully . Re: HAVING NO LUCK FINDING A HOUSE IN A PARTICULAR AREA 8Oct 26, 2011 11:57 am Sorry but I personally think that approaching deceased estates would be disgusting! The family is going through enough without having people approach them about selling their homes. Try looking at it from their perspective - grief stricken, having to go through funerals / probate etc and someone comes and says oh and by the way interested in selling your home? Some things are worth waiting for. Re: HAVING NO LUCK FINDING A HOUSE IN A PARTICULAR AREA 9Oct 26, 2011 12:51 pm I have to disagree Kyton. My dad passed away last year and we had to sell his unit, we had people approach us (from the same unit complex) that asked what we were going to do with the unit and when we said we were selling they said that they knew someone who would be interested. They then made us an offer and we accepted. It made it so easy for us - because like you said it is a very hard time and we didn't have to worry about dealing with real estates or listing it for sale and it was all sold I think maybe 6 weeks after Dad had died. Re: HAVING NO LUCK FINDING A HOUSE IN A PARTICULAR AREA 10Oct 26, 2011 1:09 pm When my MIL died a few years ago I was helping clear out the house with her DD's when someone knocked on the front door to ask about buying the house...this was the day after the funeral, when two of us lived a day's drive away and were only there for a limited time to attend the funeral and do our bit to help clear the house. From what they said their family 'up the street' had been watching the house closely because they knew MIL was getting older and would drop off the perch sooner or later. This really got under my skin and I had to walk away before I let them know exactly how I felt about their spying, and timing. This was a spritely lady with no known medical issues and when walking near the shopping centre an aneurism burst, she died in hospital the next day...the point being these people had her house in their sights and that's what makes me angry. Think how 'you' would like that being done to your DM or MIL? The family were so deeply hurt by the tactless approach and comments, they wouldn't sell to those people. So it can work against you in relation to deceased estates. Just another viewpoint! Re: HAVING NO LUCK FINDING A HOUSE IN A PARTICULAR AREA 12Nov 30, 2011 10:17 pm old post- but it might help someone reading... Just contact the local real estate and let them know your a serious buyer- they will do the work for you and do the "mail drop off " + give their customer base a call/email to see if anybody is thinking of selling- and the agent will do it FOR FREE as well That's how i got my 4th IP. We are yet to put our property on the market (very soon we will be) and would be THRILLED to receive a letter from a prospective buyer. We would even then consider not going through an agent, if we could possibly achieve a sale ourselves direct with this buyer. That'd be ideal! How the hell did I become a senior member!?
