My partners parents have a 1000m square property in Noble Park. We are planning on sub dividing the block of land to put a 20sq townhouse at the rear. the land sizes will be 300sqm(townhouse) 700sqm(existing) If we go through with the subdivision and the townhouse does not end up getting built, would having 2 separate titles add value to the original house, if sold as a whole property when the time comes. i hope this makes sense ___________ Started design Aug 2011 Plans submitted to council Dec 2011 Re: Does Subdividing add value? 2Sep 26, 2011 3:39 pm I would say yes,l have done a subdivision had 3 and 1/2 acres divided into one acre lots.lf l had sold as one l would have got half what it worth now.Cost a bit but you can claim it back You also have to look a capital gains tax.Have a chat with your council Re: Does Subdividing add value? 3Sep 26, 2011 4:19 pm Yes and no. It de values your existing property by quite a lot, but you gain further building space. Most people tend to make money, but I have heard of people actually losing money (depends where you are located). Professional advice would be well worth the money.
