I need to understand is it a rule that you need a certified agent to sell your house/property , can't I advertise myself and try to sell hence cutting agent's commission & costs. If you are so inclined you can do the whole kit and caboodle. But you would have to be both comfortable and able to conduct inspections / be objective to criticism and knockbacks. Personally for me it is worth paying the money for an professional to do the selling for me. There are plenty of websites that assist you in selling your home privately. Do a google search. Some things are worth waiting for. I'm yet too see to much they do and have felt once they have you signed all they seem too want too do is drop the price every second week and you can do that yourself..Before we signed we could get so much money and we would only have too put a sign up,nope that didnt happen either.. I have sold through agents and through myself, both have pros and cons. Even if you have the confidence to do it yourself, there are a lot of buyers who are not, so you would be best to reassure them that the legal side of things (convyencing, deposits ETC...) will be done through professionals. I found his the biggest hurdle ! The other hurdle is trying to beat the boofhead agents off with a big stick as they pester you and try make you feel you are breaking the law and have to sign up with them. However, you can circumvent this by signing up with some FSBO ('For Sale By Owner) companies. For a fee, some FSBOs will list your property in realestate.com.au on your behalf. e.g. saveoncommission, propertynow I'm not affiliated with these FSBOs.
