I mean, I know in Perth, I have friends who bought their first house, tiny 3x1 needing heaps of work and they bought it about 45 minutes from any of their friends or family as that was all they could afford. It was still $350k, and they have 2 kids and the house is too small for them and she doesn't have a lot of support around her, but they make do as that is as cheap as they come. We bought our first house 10 years ago. I was 22 and we paid $120k for an old dump on a quarter acre block. We were lucky and within a year prices started rising. We tidied it up and subdivided and built behind. Sold both houses and have done alright from it, but that same first house, now on a tiny little block, recently sold for $340k and still needs alot of work (if not bulldozing). My point is, it's not so easy to buy cheap places these days, especially when you look at having to spend an extra $50k plus on renovations. I know plenty of areas where it's cheaper to build a 4x2 new house than buy an old one, so that's where I think first home buyers are getting a name for wanting everything straight away. It's not them wanting it, it's just the way the market is. Alot of people don't want to move away from family and friends. I have been away from mine for 12 years now and it hasn't gotten any easier, especially with kids. I sometimes wish I could move back closer to them, but reality is, we could never afford it now and my kids are happy and settled where we are. I have had one night out in the past year... not by choice, but I simply don't have the support or people to watch my kids. I love where we are though, so it makes it better, but I can imagine if I was from an extremely tight knit family, it would be really tough. Lower interest rates = more interest in property market. Time will of course tell, but I am sure that in about 6 months time, this point will be well on the way to being proved. Eyespy, if you see the USA as an opportunity to invest there is nothing to stop you buying 100 properties there. However, if you are thinking of residing there permanently you do need a green card. I think you're conflating buying property overseas with migration overseas- which is a different conversation.
