Browse Forums Real Estate 1 Jul 17, 2011 5:47 pm We are building a Henley Wiltshire Vogue Q1 in the 3133 postcode on a full block. We have added an enormous amount of upgrades and it will be absolutely beautiful. It is currently at fixing stage, due for completion in September. I have had a severe medical condition occur and our situation has changed during the build time and we will be unable to keep our home. We would like to sell it as soon as possible and we were wondering if anyone has ever had to do this and could offer some advice please. We really need to sell asap and dont know what is worth finishing after handover or just put it straight on. Or if anyone is looking for a new home in that postcode please let us know. Re: Anyone ever had to sell at handover? Advice please!!! 2Jul 17, 2011 8:52 pm Hi freidy, I'm really hoping you get some good advice on this to be able to sell quickly at the best price. I'm not really sure but I think that some basic landscaping may make a difference, just so that it's not all mud/dirt and rubble. I hope that it all works out for you and that you get a chance to do it all again in full health buzz Re: Anyone ever had to sell at handover? Advice please!!! 4Jul 18, 2011 7:38 pm hi freidy 1st of all I'll speak on behalf of all the H1 forum and say our hearts go out to you. To go through the ordeal of building only to give it up.... no words fit that space. This might be a little out of left field, but have you thought of asking for help with your situation? There are many community based groups and corporate organizations out there if you know where to look. PM me if you would like some advice, its just a thought but sometimes when life gets in the way it can be hard to see the alternatives. Re: Anyone ever had to sell at handover? Advice please!!! 5Jul 20, 2011 8:45 am to sell a new house at a good price, you really need someone to fall in love with the place. To do so means that it has to be finished in its entirety. So I agree that landscaping should be done prior to putting it on the market. Otherwise you'll have people knocking down the price due to overestimating the landscaping costs. Sending you the very best wishes for your health. Land at Chermside At tender stage Re: Anyone ever had to sell at handover? Re: Anyone ever had to sell at handover? Advice please!!! 7Jul 20, 2011 10:44 am Friedy, so sorry to hear your situation. Really hoping for a miracle and hope you get well soon. Sorry zozo, but I dont really agree that the landscaping would have to be done before putting this in the market. There would be lots of people out there, particularly investors, who would like to takeover as a project, finish the house and sell it off at a profit. I definitely would, if I had the money . Wiltshire Vogue Q1 is a great plan from Henley and I dont think you would have trouble selling it. Whether or not you will make profit or just looking at breakeven, will depend on the buyer. The issue I see is whether your bank and your developer/builder would allow the sale. Usually they have it in their contract. So I would check with them first. Cheers Re: Anyone ever had to sell at handover? Advice please!!! 8Jul 20, 2011 11:13 am Rajan, that's exactly the reason why I recommend the landscaping be done before putting it on the market. I bet they've spent a packet on the house with all the luxury inclusions and want/need as much money as they can on the sale price to cover their costs and make their life comfortable as they get through this very challenging time in their life. As a multiple property investor myself (and my current build being a build for profit exercise) I'd jump at the chance of getting a bargain-priced brand-newy, to spend a few grand sprucing it up and selling it off for a price that the original owner could've made if they were able to make it look complete and pretty for sale. I am just building my first home . The reason behind my argument was from friedy's post, I understood that he/she wants to sell this asap due to medical condition. Considering the handover would be sometime in Sept and another 2 weeks maybe for landscaping, it might well be in October until they put the property in the market. Not sure whether friedy wanted to wait for that long. anyway, whatever the outcome is, Friedy, we really hope you get well soon and come out of this happy and smiling. Good luck !! Re: Anyone ever had to sell at handover? Advice please!!! 10Jul 20, 2011 1:54 pm good luck with everything.... to let you know we built a house in 1995 and did not finish it... we ended up selling in 1999 to an investor who finished it off.... we got an alright price back then, so it is possible... all good vibes coming your way that you get a decent price so you don't add to your stress levels.... take care.
