Investing in areas that have a proven track record of high demand and scarcity of good property is the way to go. Areas with alot of development going on means oversupply and poor return as well as a whole host of other pitfalls. That said I have no idea about Brisbane or where or what you are investing in but I've read lots about buying off the plan in new developments and its pretty much all negative. I'd also say if these guys are selling their advice as a buyers advocate then they may be worth listening to but if they have a vested interest in selling a development then they are simply spruiking to make money at other peoples expense. my 2c...
