The $300 000-$360 000 range gives prospective buyers the impression that it could sell for the lower range which is a misleading. If a buyer ends up paying the 360 they feel like they're paying through the nose for the property. I've always avoided even looking at houses that have a price range like that, I just want to know what the selling price is not some trumped up range that won't be accepted anyway. That's why I don't get why real estate agents do this. Maybe it works for some people but for me it's always been a turn off right from the get go. I think it just encourages more lowball offers and puts some buyers off, and I think it's much easier to negotiate with people if they think you're being straight with them . But the market has slowed down and buyers have the upper hand right now. As you've noticed some of the other houses are being taken off the market because people are realising they won't get a good price right now and will wait it out for a year or two. In this type of slow market you may just have to lower the price to get a sale, once it swings in the buyers favour that's just how it goes. They deleted it then put it back on This is a great idea, but you will probably find that most won't do it as it is against most portals' Terms & Conditions of use. realestate.com have the power to suspend or expel an agent that withdraws and re-lists a listing for the purpose of keeping it fresh. Here in the west, it is the same with our state real estate institute website. An agency was recently banned for a short while for breaching the T&C's of their contract by doing the same thing. They've become more strict recently as they have been getting a lot of complaints from the public, especially since the market started slowing down. Sellers are frustrated that their properties end up further down the list, and buyers are complaining as they see it as deceptive and misleading (and it is! it's not NEW anymore!). They stop agents from doing it because really, if everyone did it, you'd see old listings refreshed for months and months and it doesn't do anyone any good. realestate.com have Feature Properties (costs extra) to have your property in a 'box' and it will remain towards the top of your suburb, but again, you're in a suburb with a lot of listings, you could still see 3 or 4 pages of 'feature properties'. They can be booked for 1 month or 3 months (but it's not cheap!). If something isn't selling, it's most likely because of the price. The worst dump in the world will still sell, as long as the price suits the property. As someone mentioned, people who don't need to sell are taking their properties off the market and are prepared to wait. Again, here in the west, the number of listings have been consistently dropping over the past 4-5 months. For example, the week ending 13 April there were 18,072 listings according to REIWA sources. Week ending 31 August there were 15,527. There is an endless stream of Mortgagee sales (repossessions) due to some people not wanting to "give" their house away. We had a case recently where we took an offer $400k to the seller. They said no, they wanted $420k. Buyers backed out. House was repossessed by the bank 2 weeks later, and they've just sold it for $360k. Hindsight is a wonderful thing, as they say! It's possible but a soak well is usually much larger. Your 'soak well' only holds 424 litres when full. What is your soil type?
