Browse Forums Real Estate 1 Jun 05, 2011 10:04 pm Hi All, Long time trawler first time poster. I have been reading all your posts with much jealousy and am finally ready to make a post myself. My fiance and I are looking at buying land in Wallara Waters in Wallan but don't know the first thing about buying land. What I need to know is how do you buy land? Do I go into the Real estate agent (we have picked two blocks that we like that have already titled) and make an offer on a block that we like then go and talk to a broker or should I go and get our loan sorted out first? Any help would be much appreciated! OH! And any other advice you could give me to!! Cheers and thanks for reading! It would be a wise idea to sort out the loan stuff first, at least get an idea of how much you are eligible to borrow. You can approach any bank and they will help you work out the numbers. Once thats done, depending on how flexible you guys are with house design, work out the budget for house and then the remaining amount is what will be your budget for land. This will help you stay within your budget. I am assuming you guys are buying from a land developer. If not, ( if you are buying from pvt seller) , a bit of research whether the asking price is realistic and the developments/facilities around the area would be a good idea. We are looking at Wallara waters in Wallan because the land is cheap and its easy to get into the city for work by catching the Vline. We were originally looking at just going through the developer to buy our land but when we realised that anything available wasn't going to title until March 2012 we went to the estate agent who had land in our price range that we could build on straight away. I would strongly recommend that you get the advice of a good conveyancer, an architect / the town planner and a builder before you proceed. They can see potential issues that us mere mortals haven't even heard of. Do the due diligence up front and you can save a lot of trouble later on. Getting a soil test is always good before buying to ensure there is no fill on the site. Next is to make sure you can build the house you want on the land you find. Also consider the orientation of the land and that it will suite your idle house plan so that you have living area facing north. We'll also go to the estate sales office and talk to them before we make any offers to make sure they will let us build the house we want.
