Getting stressed 4May 15, 2011 5:55 pm Well it has been a month and we have had about 12 people through, one really loved it but the house isn't quite close enough to primary schools for them. We haven't had any offers as yet, but the feedback has been positive, only minor things that people wanted. We need to sell by October to pay for our new land, does anyone have any idea what the average time to sell is? Having not done this before we really don't know and are starting to freak out. We had our on for private sale with an agent for 3 weeks, no-one was in a hurry to make an offer. We took it off and put it straight back on for Auction with another agent, 3 weeks then the Auction, sold with 3 couples bidding for it. Got the price we wanted, but if we had of left it for private sale with the other agent I fear it would have sat there longer. Re: House for Sale- no offers yet, starting to get stressed 6May 15, 2011 6:58 pm Auctions don't tend to work well in some suburbs - they are more suited to suburbs that have a high level of desireability and scarcity. I live in the outer eastern suburbs and generally around here auctions are a flop. I totally feel for you stam - I'm in a similar situation. I put my house on the market just over a month ago for a very reasonable price and despite having about 40 groups through I haven't had a single offer. There's been plenty of positive feedback but it seems no one is motivated enough to put in an offer. I've already bought elsewhere and settle in August so I'm starting to wonder what will happen. The week I put my house up for sale the market just went dead - not a single sale in the area for nearly a month. I've heard all kinds of reasons from over supply to uncertainty about the economy but I'd say the reality is we are heading into a downturn and it's going to get worse not better. My agent suggested adjusting the price to kick start some interest and get offers but I'm wondering if any of these people at the inspections are actually planning on buying at all or whether it's just that no houses appeal to them. Winter is historically a poor time to sell so I figure I really need to get it sold now. Areas closer to the city that have good demand are still selling but the outer areas and new fringe suburbs are doing it tough. Eventually I think the whole market will follow. Good time to buy - crap time to sell.... We're so unsure how it will go in this current climate, it's very unpredictable. Our home is very unusual so it will take a certain person to want to buy. I loved the good old days when it only took a few weeks if not days to sell. Ahhh....memories. Good luck and I feel your pain! We're in a similar situtaion to you where we HAVE to sell, but not quite as urgently as you. We really lucked out because the start of the year seemed quite promising. It's frustrating knowing that we will have to sell our houses for less then they are 'worth', but I guess that is the property market. We are expecting a baby in about 10 weeks time so hopefully we can sort it out by then. What will you do Mozzie if it isn't sold by August? A bridging loan?? We couldn't afford to rent our place out we would just have to have a massive mortgage but I am not even sure the banks would give us the money. Stressful times ahead. Re: House for Sale- no offers yet, starting to get stressed 9May 15, 2011 9:04 pm I've been told that if I have a contract of sale then a bridging loan is pretty much approved. So I have 3 months to get a signed contract for a price than makes for an affordable loan. If I can't get the minimum price I need or the house fails to sell pressumably because the market has gotten even worse then I have two options - sell the property for whatever I can get and get an interest only loan or loose my deposit of 33k and just keep living where I am. Not sure if thats all that happens if I fail to settle on the new house because it's possible if the market is particularly bad the current owners could be much worse off even if they keep my deposit. My parents put their restored 1880's Italianate home on the market two months ago then auctioned it one month ago. Turns out the winning bidders have no funds so now we are looking into suing either them or the real estate for failure of their duties. Some things are worth waiting for. I have an open house every Sat and had about 50 viewings. Everyone loves the house but theres not enough back yard (we have a pool). I cant increase the size of the garden so just have to wait until the right buyer comes who doesnt want a large garden. Our land settles in September so weve still got some time, but it is very stressful. I just wish it would sell. Re: House for Sale- no offers yet, starting to get stressed 12May 16, 2011 12:15 am WOW your home is lovely, i'm really surprised you've had no offers We were very lucky that we sold when we did, we sold just before the sales market downturn, and auctioned, our agent was quite crap and tried to get us to accept offers a lot lower than we knew we would get. How long is your contract with your agent? I would maybe be asking other agents for their opinions, different agents also have different clientele. We used the "quick" growing seeds from Chris and MAries but a week and a bit later and they have not sprouted at all. It has rained heaps but we thought after a weeks we might have something. They say it will be green in a week so we will have to call them and see what they say. Would be a total waste of money if they don't grow. lasttimehopefully- we have had similar comments about our yard, but as you said we can't change that. With all the parks around in new estates we didn't think it would be an issue. It wasn't for us anyways. It was crazy no interest for 5 weeks and then in a week we had about 10 groups through and two bidders. Just a day and a half more of cooling off, then 10 days of finance period. I sold mine last week as well. Didn't get a great price but I don't think many people will at the moment. I'm relieved to have it sold but a little aprehensive about the extra I had to borrow. I certianly wouldn't recommend selling a house with the market the way it is. As much as I don't like paying for an agent if I had to do it myself I'm sure I would have lost it. The ridiculous comments and informal offers people were making seemed to show that alot of people figure it's a buyers market and are either in no hurry to buy or are only interested in bargains. It may be a buyers market but you can't offer $50000 under the asking price and not be willing to move and negotiate. We were happy with what we got, right in the middle of our initial range. You talk about deletions, are they variations or PS and PC adjustments? pleas list them 1 16568 Yeah my reasoning is just that those house posts are designed for vertical load not lateral.
