Browse Forums Real Estate 1 Mar 28, 2011 6:02 pm Well we have an offer on our home. Its a genuine offer finally, they have had 4 inspections, they were waiting on an offer on their own home... they are now under contract for their own home.. so I want to know what you think... We were told by several different agents.. listing our house between 520k and 529k at the upper limit. We were told to expect around 500k after fees at the end of the day We have been on the market for just over 6 weeks. Solid lookers with two offers of 490k and 500k which we declined. Our land settled at the end of May so that is sitting the background. Today we had an initial offer of 510k we are now at an offer of 515k and they said that is their upper limit. At this we are sitting at 498k in the hand after fees, which we are now asking the agent to sharpen his pencil to get us our 500k. What are your thoughts.. with the current market very slow in our areas and house sales down by 30% are we on the mark.... I want to avoid a double mortgage our current one and the land... so opinions are sought! push for the 500k or be happy with the 498 or do you think we should be seeking more.... Re: We have an offer and now negotiating - need your opinion 2Mar 28, 2011 6:26 pm Tell them your bottom limit was $520k, but you'll settle for $517,500 and meet them half way. I think you will have done well considering earlier offers. BUT, if you really need to sell now, accept their offer. Re: We have an offer and now negotiating - need your opinion 5Mar 28, 2011 7:04 pm Well done - from my own observations any house that stays on the market more than 6-8 weeks starts receive lower offers as people become aware of the fact that owners are generally more motivated to sell. Chances are any future offers would be worse not better. Re: We have an offer and now negotiating - need your opinion 6Mar 28, 2011 8:09 pm Mozzie... yes I myself seem to look at houses that have been on for a while and think whats wrong... a few things we thought of was that our home was too expensive for first home owners yet not enough for 2nd or 3rd home buyers... We are happy.. we set out for 500K and we got it..... so as long as all goes well with contacts, the cooling off period then we are on our way to our new home!!!!! and we can also go ahead with our tender appointment with eden brae in 2 weeks Thanks for the suggestion. The space between shower and sinks was too tight. I agree about the toilet location. So I have tried two other options: The lower one is… 3 6128 these look like missing batts. Go up and take a look. But yeah moisure meter is a completely different tool 4 9447 Thanks mate. Yeah good points! Leaning towards Option 3 to get a bit extra space in the cabinets but not going too crazy high (and expensive). Would require a mini… 13 39469 |
