Browse Forums Real Estate 1 Mar 09, 2011 8:57 am Hello all, my property is on the market at the moment with no genuine offers as yet. Thought it was sold but was being played, but thats another story. http://www.realestate.com.au/property-h ... -107158138 The garage was converted into a home based hair salon for my wife. It is becoming a concern that the reason of no offers is no garage (espesially for hubby). Should we convert back or is it too early in the scheem of things . Went on the market early February. Your opinions are valuable to us Thanks Matt Re: Convert back to Garage or not? 2Mar 09, 2011 9:38 am Personally I would leave it. It makes your house different, and may be just what someone is looking for. If your willing to do the work to convert it back, maybe have your agent tell prospective buyers that if they don't want the salon, you will convert it back? It takes time to find the right person. The only comment I would make which probably won't help you is that the bathroom looks a little dated with the plastic handles and is it a plastic toilet seat/lid? - any chance of changing them and perhaps updating the taps (but that may start costing you too much money). These would be things that a prospective buyer would be looking at and thinking they need to replace perhaps. Just my 2 cents worth - otherwise the property is lovely. Thanks for the comments we did a cheap update of taps and seats from bunnings. They use to be pink would you believe. We tried to tidy them up as best we could and cheap as possible. Re: Convert back to Garage or not? 8Mar 09, 2011 2:29 pm I know when we were looking for a house, I was put off my converted garages as it meant I would have to convert it back to use it as a garage, then again i'm a stickler for using the garage as a garage. I wouldn't say change it back straight away, my advice is to speak to your real estate agent as he/she should know your area and the market also feedback that potential buyers are providing them with - then you can make the best decision based on some facts. My wife grew up in Maitland, it is probibly more to do with the block we have found compared to blocks closes to newcastle. Our block is over 900 sqm and to get that closer to newey is way over our budget or you need to be a mountain goat to walk your block. Re: Convert back to Garage or not? 13Mar 10, 2011 3:46 pm I know what you mean - we are on just over 5 acres but to get that we are 15mins from maitland CBD - would have been nice to get something alittle closer but we love where we are all the same.
