Our home has been on the market now for 3 weeks. We have had on average about 6 clients through a week plus 7 on the first weekend and 5 on the second weekend. We have had one come through 3 times and another come through twice. but no offers. Should I be concerned or is 3 weeks not that long a time. I would have thought with so many through maybe an offer. then was wondering have we priced it too high??? thoughts Re: So many lookers but no offers yet on our home 2Feb 28, 2011 6:12 pm 3 weeks is not a long time. But some real estates only do 4 open homes so maybe they think it is. Hard to say if there is a problem without any info. Suburb? slow sales wise? Price? (as you mentioned) What has the feedback been from the lookers? Does it have any problems or things the lookers don't like? What has the feedback been from the lookers? It only has one bathroom but is newly rennovated as is the whole house, and a single garage, but side access both sides etc plenty of storage. The feedback has been each time from the agent, they want to think about it. I mean for us when we looked at a house we either liked it or did not... I feel I am being very impaitent. there is not a lot for sale in our area and nothing in our price range. They are either 250K more or 200k less. we are the in between. We are in a prime position and street and most houses do ot last long in our street hence why I am puzzled.... If you have had no negative feedback and people are coming back for a 2nd look it probably will sell fairly quickly. You have got it looking lovely. What are you going to do when you sell? Re: So many lookers but no offers yet on our home 10Mar 01, 2011 4:25 pm Your house is gorgeous - you would expect it to sell quickly wouldn't you but maybe because you are in the mid range price people are a little more cautious - you've had lots of people through. When we sold our house last year it was winter admittedly but had only a couple of people through each open but it did sell and we got what we wanted. Just be patient and don't change the price if you think it's right. Good luck! In one of the bedrooms which is a smaller room the other two are double sized rooms and this one really small, we have a big loft bed with a desk under it. hubby and I have decided it makes the room look smaller than it really is so we are going to take the loft bed down and buy a basic single bed and set my sons room up like that... I think when people see this huge bed (Harvey Norman Oddsey Space Saver Bed) that it takes over the room Re: So many lookers but no offers yet on our home 13Mar 01, 2011 11:29 pm sorry to answer the question after we sell... we bought a lot at glenmore ridge, it registers in May (got a call today to say it will go ahead mid may) and we will be building with Eden Brae The Lincoln 35. So a little more pressure now that we have the land settlement coming up and still not deposit on the house.. oh well.. who said building, selling and buying was easy... From that site, your place had only 1120 Hits- which isn't a lot yet ( as 300 of them would have been from Homeone viewers ahahh) All i could say is, it;s a slow market right now and 3 weeks is SHORT! I am sure the right buyer will be along very soon. Perfect for a family, I think you just have to wait a bit longer. We had our appartment for sale from July to oct last yr and no negative feedback, no offers either. We were asking too much as we loved it but market didn't reach it. Your price seems to be good looking at the other sales in the area. See if you can get more feedback from lookers from the agent if possible. Can't hurt to get lookers opinions. Are you there at the open home? Some lookers won't say much if the owner is there? If you need to put the price down later make sure you have time to sit on the lower price as buyers may wait to see if it keeps coming down if that makes sence? Looking at other sales on the system - you may need to shift to "offers over" method starting around the $460k mark. Re: So many lookers but no offers yet on our home 19Mar 03, 2011 1:58 pm We got an offer today but its 30K under the listing price... have not played the real estate game for so long... we declined the offer, but accepted to them asking for a delayed settlement... so we will see if they are really keen and come back with a counter offer... They have looked at 5 other homes in our suburb in the same price range and only came back to ours for a 2nd look so will wait and see.. if not who knows what will come of the next few weeks... What is hard to explain in an ad on the internet and by pictures is the location of our home and the street we are in in the suburb... there are the "better" streets in emu and we are in one of the "better streets" plus with walking distance to shops, train, bus, schools, churches, yet far enough away that they don;t bother us... wait and see I tell myself... LOL I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
