The boom saw prices increase dramatically which led to properties being "overvalued". We've gone through a bit of a 'correction' phase where prices have probably become more realistic barring unforeseen (global) circumstances, and the general opinion amid the real estate industry at the moment is that we're probably bumbling our way along the bottom. We've got two properties listed in Quinns at the moment. One has been on the market for a long time but that is partly because the owners have been a bit unrealistic and i think the other part of it is due to it being a bit of a different property that would probably only appeal to a minor part of the market. The other is a tenanted property which is well priced and should go well. In all honesty, if you don't NEED to sell, then it is probably worthwhile keeping hold of until things improve. No one can predict when that will be. It doesn't matter how good a forecaster you are, there are sooo many things happening out there, confidence is generally down (its obviously effecting retail and other businesses as well). Rentals are going off like there is no tomorrow. Vacancy rate has dropped to 2.3% in Perth and we are seeing massive amounts of interest when we do end up with a vacancy. We have 1 vacanct property at the moment, and have had about 40 enquiries so far. The one prior to that was a couple of months ago. Approximately 30 enquiries before putting a viewing time on the ads and then we saw about 40 groups through the viewing. Manic! You obviously need to feel totally comfortable with whatever you decide. Sit down and crunch numbers, write a list of pro's and cons and really nut it out together.
