Browse Forums Real Estate 1 Nov 24, 2010 11:45 am Just wanted some advise.. We are in the final stages of completing a mini renovation in order to sell our current house, we should be finished in the next few weeks, fingers crossed. The only concern we have is the time we are planning to put it on the market, is the Christmas period a bad tome to sell? We have heard different opinions and cannot decide what to do. We need this house sold as soon as possible as we have just signed paperwork to start building our new home, the build should not be starting until march next year, so we were hoping to have this sale done and over with before building starts to avoid doubling up on mortgages ect. Any advise would be greatly appreciated. Thanks Re: Best Time to Sell.. 2Nov 24, 2010 9:01 pm Depends on where the property is located. If in a holiday town or a country town there may be more interest from holidaymakers or family coming home for Christmas. Everywhere else would be pretty quiet with a lot of agents taking time off over Christmas/New Year. I think it would be more about the state of the market rather than what week you put it on. With the recent rate rise the market has softened in some areas, but it's still fine in others. Land at Chermside At tender stage Re: Best Time to Sell.. 3Nov 25, 2010 6:38 am Not a good time generally (except for holiday areas as mentioned). December is a good time to pick up a bargain as people generally want things sold by Christmas. I'm going to submit some low ball offers myself. Also many solicitors are off in January so settling is more difficult. Speak to a few agents. Thy may have people looking for a house like yours. Good luck. Re: Best Time to Sell.. 4Dec 01, 2010 7:54 am Thanks everyone for your reply's. We have been looking into it furhter, we have had a few Agents around and asked friends of friends in the industry, they have all said the same thing, there a advantages as well as disadvantages. The advantages are the fact that people are home over Christmas and have time to look into real estate better, they have time to inspect properties and as mentioned above people think there is a slump over Christmas and believe it is a good time to pick up a bargain. What we are selling is a unique property, we have two blocks, one with the house and the other which we have as our backyard, they are both on separate titles and are about 620sq, which the real estate thinks is a high attraction to developers. Finger crossed we can have this on the market and sold before the building starts on our new house around Feb - March of next year. Once again Thanks for your advise.. I will keep you informed of the outcome. Use a product like Equisol's Vitalise to clean the deck then coat with a penetrating timber oil. It will look 10 years younger and add value to your home.
