Look past it and you may get yourself a bargain because most people can't see potential. I think the garage in the photo could be accessed on the right hand side. The fence was short. Maybe?? When most people take photos they don't really LOOK at the whole area. It's why you get photos with heaps of space above heads and legs cut off. One house I had for rent the agent took the photo of the front of the house. She put her handbag on the letterbox then took the photo. I asked her to go back and take it again (minus the handbag). As mentioned the agent couldn't move stuff if it was a tenant. And also may feel uncomfortable asking owner to move "rubbish". Many people cannot see anything wrong with the way it is. Exactly. If the sellers haven't the brains to do it anyway, the agent ought to cover the dos and don'ts in the initial meeting. I know we received a helpful brochure on how to present the property well. Mind you, the agent brought prospective buyers through before the house was officially on the market, when we still hadn't quite finished our ensuite reno. No shower screen, no mirror... I think "hire a skip and toss out all your crap" should be in bold at the top of the list of suggestions. The "how to present your property" advice helps if it an owner occupied property, but it still doesn't help when dealing with a tenanted property, unfortunately. There are times when a tenant won't allow interior photos to be taken at all. Then there's a problem with not being able to "tell" them to clean up and move stuff. The Residential Tenancies Act allows for agents to gain "reasonable access" for home opens, but home opens are not 'inspections'. More recently, with some people *having* to sell (ie. being on the verge of repossession), some lose interest in the house because they know the bank is about to takeover, so they just let it run down. It's sad to meet those owner's who are just so completely financially and emotionally exhausted, that they just don't give a crap anymore It's not pleasant seeing someones dream being ripped away from them We've been fortunate thus far and have had no problems with how tenant's present a property that is for sale. Sometimes it can be really uncomfortable being in a rented place, some people just don't want you there at all. If I have to move a few things then I'll usually do so but when it comes to having to move things in every shot then it is impractical for me to do so in that case nothing gets moved. The best agents that I shoot for make a point of coming along to all tenanted shoots and we get far better results as they take the attention off me and sometimes tidy the next room that I am going to shoot. There's really no excuse if it's a vendor's place though, in such cases I ring the agent and explain that the property is not presented to the standard that we usually expect, I'll then shoot the exterior and leave it to the agent to re-schedule or make the decision to shoot. here are my top 10 Tips and Hints to help you prepare your home before I arrive ● Keep cars out of sight ● Lawns mowed / weeds removed ● Remove pet bowls etc. ● Remove all fridge magnets ● No dirty or clean dishes in sight ● Beds made neatly with clean linen ● Fresh flowers / fruit bowl / matching bathroom towels ● Wine bottle & glasses for outdoor setting ● De-clutter all benches Kitchen/Bathroom/Rooms of surplus items and toys ● Turn ALL lights on & make sure light bulbs are working Regards, Richard. Of course the agents do not stretch the images they just upload what they are given by their photographer or retoucher. What most agents ask for (and what buyers want to see) though are shots that contain most of the room. These shots are possible by backing up as far as possible into a corner, shooting from quite low (around height head if sitting down) and using a wide angle lens. The problem with using a wide angle lens is that things at the edges look closer and an object in the middle will look far away. I think you're talking about say, a portait layout ending up looking like a landscape layout? This is because of upload size restrictions by the portals. If we don't resize the pics, they look stretched (and terrible!). Usually the upload limit size is 150kb and the size is 800x600. So, when I upload any portrait shots, I paste it onto a white background in publisher, save the blank page and pic as a jpg and then resize it.
