Browse Forums Real Estate 1 Jul 14, 2010 12:20 pm Has anyone had open homes on really hideous days? Like pouring with rain, etc? I’d be nervous about this happening. Besides the fact that less people are likely to be looking around and making the effort of coming to your property on such horrible-weather days, does the fact it’s a dark and cloudy, dreary day make buyers not as impressed with a property? 1. Darker inside with no sun 2. Any nice view is less impressive than usual, especially if you’re on the water or the beach maybe Just a thought. (I’m bored at work) lol How the hell did I become a senior member!? I know nothing! Re: Weather affects on open home inspections 2Jul 14, 2010 7:47 pm One advantage is the serious lookers/buyers don't let weather put them off. In fact, a lot of househunters love wet days as it lets you look for leaks/drainage issues. If you don't have problems in these areas, it's nothing to be afraid of. Make sure the house is as bright, cosy and warm as possible. Put out your nicest furry throw rugs, try the old smell of coffee (a tray with coffee plunger/mugs on the kitchen counter). Nice scents that evoke cuddling up in winter (L'Occitan do a lovely one which smells like a winter pine forest). Soft music, you get the drill. I'd love a dreary day open house as it would let me light my fireplace, which looks fantastic. Let the view shine with the windows wide open, a lot of people (me included!) love views of the sea/ocean on a wet, windy day. Re: Weather affects on open home inspections 3Jul 15, 2010 11:40 am Cool. We actually don’t have a view of the sea or anything else. That was just an example. Here, on a dark and dreary day, it looks REALLY dark inside and quite bleak. Lol. But with all the lights on and stuff, it would indeed look quite nice and cosy. Re: Weather affects on open home inspections 5Jul 15, 2010 2:22 pm when i was looking at selling, a few tips involved wiping down doorways with lavendar oil. you could always switch that for something pine/wood fire-ish if you're trying to re-create a cozy smell. baking bread is always a good odour, or stew some apples and cinnamon on the stove...be warned, the people inspecting might start raiding your pantry though Re: Weather affects on open home inspections 6Jul 15, 2010 3:22 pm Heheh, oh dearie me! lol We have no way to bake bread, but we can do something whenever we do this...I think I'd be good at what do they call it...what's it called when you do stuff to a room to make it look its best but don't actually renovate it? There's a word for it. How the hell did I become a senior member!? I know nothing! Re: Weather affects on open home inspections 8Jul 18, 2010 11:43 am sweetime grace_slick - i think the word you're looking for is "cleaning" haha. Love it. I think it's called staging the property (although cleaning certainly helps). When we were selling our PPOR it poured rain one day. The aluminium back room roof overflowed (it never had before). The agent rang and said he had some serious buyers who wanted to have a look now. I said OK and had my 8 year old positioned at the front door with instructions to come running to me when she saw a car pull up. I grabbed sheets, towels etc out of the cupboard and mopped up all the water and shoved them in the washing machine and dryer. They loved the place and bought it. Re: Weather affects on open home inspections 9Jul 19, 2010 9:04 pm I went to a house while called to give advice on decorating…..this home was right on the water with its own jetty out the Pelicans. I have to say, it was a crap day pouring with rain and really miserable…..had it been for sale and I was a buyer, I would have snapped it up straight away. The gloomy weather made the place look just as good. Why? I've spent many Saturdays standing at doors in the pelting rain and gale force winds taking names and numbers and trying to chat cheerfully with buyers Re: Weather affects on open home inspections 14Jul 19, 2010 9:22 pm It seems to me, now in real estate, that it doesn’t take much to set off uncertainty Internal and External Building and Colour Consultant Online - Worldwide http://www.denovoconcepts.com Re: Weather affects on open home inspections 15Jul 20, 2010 10:38 am Yeah, I think in some properties gloomy weather really makes them look quite blaaah and wouldn’t inspire buyers. At the same time though, it doesn’t make people blind or their brains fall out, so if they like the property, they’ll still like it despite any sort of weather. Unless of course the roof is leaking or blown off or something! Lol. But certain properties can look better on rainy days I think. Cosy and warm inside…it’d be like a haven in a way. If you’ve been wandering around in the rain all day and then come into this warm, inviting and well lit place where you can look out the window or covered balcony/patio at the rain you were in just earlier, it can really make a good impression.
