We had signed a contract on a property 2 weeks ago and fortunately it went unconditional today. I accidentally went to the online advertisement on RealEstate.com.au, it wasn't saying "Under Offer" or "Under Contract". Interestingly they have removed all the old photos and put in a 3 different pics of the property on the website. Should I be concerned about this? Can the real estate agent still show the property to other buyers while the property is under contract? They may even update the website soon, now that its unconditional. But wanted to know because i was told that it will be my responsibility on the property if anything goes wrong (structurally) from the day the contract was signed. People ring about the property and they say "it's gone BUT we have something else you might like". Place I bought was still listed 2 weeks after settlement (ie 8 weeks after I signed the contract). Don't worry. If you and the vendor have signed the contract it's a done deal. On the Monday following, the sign was put up. Two weeks after that, the sold sticker went up. Four weeks after that, the sign was taken down. It is mainly done to attract interest in other properties the agent may have and also for the agent to pump up his own tyres with a bit of free advertising and illustrating how quickly your property can move with that particular company. Yep, we purchased a block of land and it was still being advertised 2 months after settlement by a project builder on realestate.com.au as a land and home package It took me several calls to get it removed as it is false advertising.
