Browse Forums Real Estate 1 May 12, 2010 5:45 pm Hi guys, Our house is officially for sale, net advertising started a couple of weeks ago, paper advertising starts this week. This is the advertisement, anybody have any advice/feedback as to what if anything needs to be changed? Also due to a change in pool fencing laws we are having a glass fence installed around one side of the spa today, the ad doesn't show this, do you think this will be a problem? http://www.realestate.com.au/property-h ... -106480366 She's backkkkk... Re: My house for sale 2May 13, 2010 9:01 am I think it all looks very nice. I don't think you need to do anything. What colour do you have on the render and garage door. Looks nice together. Hope you get the price you want. A balanced diet is chocolate in both hands. Good luck. Can you tell me the name of our wall colours? Very nice. Love the light in the bedroom and your kitchen too. Hope you get the price you want. Thanks. The render is Cafe Grey (a bristol colour I think?) The garage door is woodland grey. penny73 I think it looks lovely I love your bedroom. Good luck with the sale looks like we will both be needing a valium this saturday! What have you got on Penny? A valium and a wine should do the trick d@n That facade pic is quite bad the way it stretches the foreground elements. But typical of so many like that. All the best with the sale. Not a fan of that photographic technique Dan? I don't mind it, I do hate that it highlights the ridiculous positioning of our tap and water meter though!! chook07 Wow, your house is beautiful and I'm sure someone will fall in love with it instantly. Good luck. Can you tell me the name of our wall colours? Very nice. Love the light in the bedroom and your kitchen too. The walls are taubmans 'man of war' I think. Not a bad colour but can look a little yellow in some lights. Thanks all. What does everyone think about the glass fence that is about to be erected on one side of the spa? Not that I have a choice one way or another, but if you were a buyer would you be dissapointed that it was there? She's backkkkk... Re: My house for sale 9May 13, 2010 3:11 pm chook07 Can you take the spa with you....I would be, lol could buy have already advertised the house as coming with a spa. We are getting a pool with integrated spa at the new place, so don't really need it. Also it would leave a big hole in the decking we would be obliged to fix and since it took me a year to get DH to build the decking in the first place..... She's backkkkk... Re: My house for sale 13May 16, 2010 4:38 pm Sharee Hi guys, Our house is officially for sale Wait a minute, didn't you just finish building your home ? I am away from the forum a little while and look what I have missed. Re: My house for sale 14May 17, 2010 10:23 am We had 3 groups through which we thought was bad but the agent said it was the busiest one of the weekend. He said it was a flat weekend overall. 2 groups showed interest. Hopefully this weekend will be better. Re: My house for sale 16May 19, 2010 6:03 pm Hi Sharee Your house looks lovely. I have been following your posts/progress on the other thread. We are about to put ours on the market and am nervous that it's not a good time or that we won't get the price that we want - but time will tell. I reckon your place will def sell (they all do I guess) it's just a matter of time and whether you can hold out for the $$ you want, or need to reduce the price for quicker sale. You can feel your way through I guess. I was just wondering - when did the laws regarding pool fences change or when are they going to change? And do you know where I can view the new changes. We have a pool and I dare say if changes have been made, it will affect us as our pool fencing is a bit 'lax' but covers current requirements. Also, we would want to get a glass fence if we need to get anything - so would you be able to tell me how much per metre to expect for glass pool fencing - I have no idea. Thanks, and good luck with the house sale. Ceebs Re: My house for sale 18Jun 02, 2010 7:29 pm Ceebs Hi Sharee Your house looks lovely. I have been following your posts/progress on the other thread. I can't actually find the legislation anywhere, but the major change is that a pool now requires a 'four sided fence' . Previously our sliding glass door which headed straight to the spa area, was deemed compliant because it has a self-closing and self-latching mechanism. However doors from a dwelling are no longer acceptable at all!! We needed 2.5m of semi frameless glass fencing for $1600. I got quite a few qoutes and that seemed about average! I hope that helps! Re: My house for sale 19Jun 02, 2010 7:31 pm elastic 435K only, i reckon it would be worth maybe 450K or more At 435k, i reckon with deperciation, the renatal would be after tax cash flow positive I have no idea what that means But if you think $435 is a bargain, you could make an offer She's backkkkk... Re: My house for sale 20Jun 03, 2010 4:04 pm How is it all going for you Sharee. There has been a definate flattening in the market in the last few weeks. Perhaps this will subside once all the big auction weekends are finished. There are 1000 auctions scheduled in Melbourne for the weekend after the Queens Birthday. Apparently after that the supply may drop off and perhaps things will pick up. Hi, This is my first post.
