We have two investment properties and a block of land which we intend on building on. We are tossing up whether to keep them or cash in on them when the market goes back up as we have a lot of equity sitting there. We could then build and own it almost outright then look at doing reno's/developing down the track instead of holding onto property. I'm curious who the best person is to get some advice from. Re: Where to get best advice? 2Mar 15, 2010 9:12 pm I would def talk to local estate agents to get feedback on potential re-sale values and what you would need to build (at the minimum) to get that money; and I would def speak to a reputable accountant. I did both of those when we were considering something similar to you a year ago, we got great info from both. Other than that, really just fellow developers perhaps on forums like this one. I know lots of investment gurus in Sydney that can assist you (no cost). Are the properties cash flow positive? Will you be taking out a loan for the build? If so that is not tax deductible whereby money on the investment properties is. I don't suppose you thought to set up the loans with an offset account. If you did you could just pull it out and the money would then be tax deductible. I'd try to hold on to one. Especially if they are cf+ as this will help you pay down your build loan. It also depends on what your future goal is with the developing etc. You will need equity to do that. Will you then pull that out of the PPOR? Mrs B Versaloc is a mortarless besser block system that still needs a properly engineered footing. If you just do a 400x200 footing it will fail in time.
