House + Land starting fro $375,000, which is kinda cheap compared to the one up @ north (Kellyville Ridge and its surroundings) and with better public transportation (City Rail). Do you think the suburb has the safe feel about it? Appreciate any advice that you may have. Cheers! Site costs/Basix/Water etc are hidden costs not advertised. Thanks jatts74. I presume that you have purchased a piece of land over there or perhaps you are living there already? if you have been living there, how's your overall experience living there? if you have purchased just the land, what factor did help you in deciding to purchase a block over there? The train is about 50mins to Wynyard and easy access to the M5/M7. I would be interested if there is anybody on here who actually lives here so that they could give us their perspective on what it is like there. My only reservations are its close proximity to the big govt housing estates. Does anyone have any insight into what is like to live so close to the 'have-nots'? Or is it quite self contained so you don't get to feel this. Also what is the typical demographic of the people that live in Panorama in Glenfield? My partner likes it better down there. Glenfield is not as far as Kellyville Ridge but the thought that Mirvac is the only builder you can use in that land somehow put us off. Not saying that Mirvac is a crap builder, but the estate will have similar look in facade. One of my friend lives there and they are very happy with Glenfield so yeah it's just a matter of preferences and taste. Re: MIRVAC Glenfield NSW - Panorama Vista Stage 2 8Oct 12, 2010 3:18 pm Hi, I live in the Panorama estate at Glenfield, we got our house which is a 3 bed, newly built (not house & land package), detached "courtyard home" for $380,000 in Oct 2008. It's been a good investment so far, when we were first looking around the estate the cheapest duplex "town homes" were selling for $355,000, and now they are on 'from $375,000'. We also saw a detached 3 bed house with a smaller floor plan than ours privately selling with an asking price of $449,000. I can say that if you don't mind the 50 min trip to the city on the train, I do love living here. The estate is safe and in the summer time many of the families and their children are out taking walks through the estate, or hanging out around the pool, it's fab. I really also like how much green spaces Mirvac has incorporated into the estate. My mum loved it so much that she has also bought a "town home" here last year. As for housing estates nearby, I didn't even know about that, no 'outsiders' seem to wander into the estate. I can also happily say that there is a massive new carpark at Glenfield station and that there are more and more "suits" catching the train there than when I first moved to Glenfield, so I think it's on the up and up. I'll be one of those 'suits' that works in the city and to be honest I can handle the 50 min train ride in. We are building a mirvac Barrington so I guess we will be neighbours. Can't wait actually and very excited as I'm hoping there are a heap of young families that we can interact with. It's for investment purposes so i hope I'm making a good a decision but eventually i might have to move there for a couple of years. I'm from the Hornsby area. I figured it's right next to the m5 and m7 and have a top selective school right behind the estate "Hurlstone Agricultural High School" (ranked 17th in NSW -2009). As mentioned above also the South West Rail Link in progress. Fingers crossed... the area is surely to go up but the question for me is when.... We have been in there now for nearly 3 months and like the way that it is presented and the standards imposed by the community titling.(which will not be to everyone's cup of tea). My view is that it means that people are generally more proud of their house and thus the estate and this reflects in the type of people that live there. My view is that the area (Glenfield, Prestons, Casula etc) still has a way to come before it has the same level of facilities as some of the areas in the north west (ie. Rouse Hill, Stanhope Gardens etc) as there are as many eateries, entertainment, lifestyle options available unless you go to the established centres like Liverpool & Campbelltown. In terms of family friendly facilities - there are quite a few daycare, childcare, schooling options around and the schools are great (esp since the estate is directly next to the selective agricultural high school). Our son is also 2 and has childcare close by. The estate certainly has a very multicultural feel to it with a mix of Indian, Fijian, Chinese and Anglo folks living there with a high proportion of younger families. However there is a new little einsteins in Ingleburn that he goes to until the waitlist opens. The other one that she liked was ABC Learning Centre on Hume Highway Casula... there are loads of others around but she is a little fussy with her childcare 450k should get you a duplex and maybe a single storey house/land with smaller block.
