Will go to pillow talk on the weekend for some new plush towels & ruffles. (I got so cross at hubby after that photo of our bedroom- it's all his stinking car parts under the bed!!!) I wanted a nice rug for Maddi & Kirra's new rooms anyway so i will get these sooner rather than later. Travelbug it is definatly not staged (I wish it was!) Tiles are there to stay I'm afraid because I am not spending any more $ on this property. If the new owners want carpet they can put it in! Also we live in a tropical area only 5 mins from the beach so it is actually more practical to have tiles here! I have asked the agent to change his marketing. I don't want to mention how small it is as I feel that he is turning potental buyers off even visting the property. We have also changed the pricing to offers over $400k (which is all we ever wanted anyway!) It is his job to seel the property & turn negative comments into positive ones! Re: Selling your home? Our home is 3 bedrooms, we have two little ones that are both in cots so bed 2 and bed 3 are both nurseries, do you think this matters ? should we put a single bed in one room for the photos ?? Yes, I think if you put both of the cots in one room and make the second bedroom as that, with a bed and side table that you may use down the track as the eldest grows it would be much better for photos. Except our house is on the market (first official OFI today - what am I doing on the computer?????). Try preparing for OFI's with a little one pulling everything off shelves and out of cupboards just as you have finished putting everything away. Also, just to confirm what Michelle said about the two bedrooms. We have one set up as a nursery and the other was about to be set up as a nursery as we have our other bub due in 6wks, but the agent recommended we keep the second one as a spare bedroom/study rather than two nurseries. I think auctions work if you have a unique property )in high demand) or when it's a sellers market as you don't know what people are willing to pay and it gets a bit manic when people think they will miss out. I've seen people go crazy at auctions then freak out after. At one they had to call an ambulance as the purchaser had a meltdown when he realised he'd bid WAY over his limit. With clearance rates low at the moment I wouldn't be wanting to sell at auction. Now buying at auction is another ballgame. Looking for those passed in bargains myself. Ask advise here. 51Jul 06, 2010 1:32 pm I read an article the other day (by a real estate agent) that said auctions are good for the buyer. There reasoning was along the lines that when selling privately you give a price that you want for the house that is really the maximum that you think the market would pay and often you are negotiated down. So if you have two buyers interested, one with a limit of 450k and one with 500k, you should be able to get close to the 500k. However if these two buyers were bidding against each other at an auction and you set a reserve of 440k buyer one would know they are in the market at their price, bidding may have slowed to at the highest 10k increments, but buyer 1 can't go higher than 450k (without maybe requiring an ambulance) so buyer two scoops up a house at say 40k less than they were willing to go. This may have been an agent who doesn't specialize in auctions trying to drum up more business but it sounds reasonable to me. I was just reading the original post of this thread, and was thinking to how many times I’ve seen real estate listings online where the photographs are just RIDICULOUS! Meaning, I’ve seen photos of a wall right up close, with nothing else in the picture. WHAT THE!? I’ve seen pictures of a window with broken timber-look blinds. The blinds were closed so you couldn’t see out. What the hell’s that about?? I’ve seen a picture of just a bed. And I was like…what’s the point? We’re not looking to buy the BED, people!!! And then there’s the many pictures of dark, messy rooms filled with junk…a few of which I’ve seen pictures of the kitchen where they’ve actually left an old rag washing up cloth thing out on the bench, or dirty dishes in the sink and stuff…it’s like, just because you’ve piled your filth-encrusted dishes in the sink doesn’t mean we viewers can’t SEE ‘EM! Goodness gracious me! And I mean, yes, of course if I really loved a property I wouldn’t mind the fact they had included dishes as part of their photographic display, but has anyone EVER seen a beautifully laid out property with dirty dishes in the sink in a photograph for the property listing? And on a separate note, Michelle, how would you go about showing a property you wanted to sell (my own property in this instance, in my case), when the property is an apartment and it’s usually quite loud? I mentioned in another post in this area of the forum that I’d be worried about having inspections because of the noise from other apartments. Possibly the people upstairs from us have changed their flooring to hard wood or something because over the past few months it’s just been SO LOUD! And it’s not just at certain times either, it’s ALL the time. If they drop something, it sounds like a billion marbles crashing to the ground and rolling around. We can hear them walking around. Thump, thump, thump. I think they’ve got a few kids, cause often it’s fast running sounds of thudding and thumping. It really starts to get on your nerves, having constant thumping, thudding, knocking, tapping sounds, etc. We had a problem with incredibly loud music next door as well but I think the tenants there may have moved out, as we’ve not heard anything for a few weeks, thank GOD! So in that case, with music blaring all the time, we would be alright to contact the body corp to fix it, but in terms of just walking around and loud running noises upstairs all the time, we can’t do anything, can we? I mean, they’re allowed to WALK inside their own home, right? Lol. I think it’s also worse right now cause it’s school holidays and they seem to have a million kids staying with them, so it’s almost constant running and thumping sounds all during the day and usually until about 11pm, and sometimes randomly at 1am and stuff. How do we get around this? We’d be SO annoyed if, when showing the property to a prospective buyer, this noise was going on. It’d just totally put them off! What can we do? We commented how nice it was to be able to sleep in on the weekends without being disturbed by music and thumping noises, like at our old place. Back then there were about 8 owner occupiers, including us, out of the 15 units. Now there are 3, including ourselves. And clearly I’d be rude and a hypocrite to say it’s cause there are more renters now and they make it loud, because the whole time we rented we lived no differently to how we do now and were quiet and NORMAL, you know? Respectful. But the stereotype of renters being loud and annoying is alive and well at our building, let’s just say!! How the hell did I become a senior member!? I know nothing! I’d try and stay away from housing that is built up, unless you’re on the top floor. I guess you could make a complaint? I hate the feeling too, which might sound odd, but it’s not just the constant noise that travels through all our walls and ceiling, but it’s the feeling of everything being ABOVE me…I like to glance out the window and be able to see down a bit…even just being on the first floor felt much better. And you’re more anonymous. I don’t like having people walking by our balcony and you can see them and they can look in if they chose to. And I’m not paranoid, like, I know they’re not gonna care to look into our place, and we’re slightly raised anyway for a ground floor apartment, but I still feel completely exposed all the time. Anyway, a complaint? Well, we were going to about the next door neighbour’s music. It was SO bad. We literally could not even hear our TV when it was turned up really high to try and watch the 6pm news because of their blaring techno music. When our balcony doors were open, we couldn’t hear ourselves talk even when shouting. When the doors were closed, we still had to shout but it wasn’t AS bad. It’s just cause their stereo was on the wall our TV is on, and they seem to also have their speakers facing out to their balcony, which is right next to our’s. It was about 4-5 days a week, and would usually start about 3pm or so and go until maybe 7pm…but every now and then it’d be quiet for a week, so they must’ve gone away or something. And now they’ve moved out. WOO HOO! But I don’t see how we can fairly complain about people bouncing balls all afternoon upstairs and walking around and running…it’s their apartment…they’re not really doing anything wrong. We don’t want to be the weirdo neighbours who complain and demand they tip toe around in thick socks all the time! In our old place, I wouldn’t call it a “complex” as such…it had 7 apartments and we were on the top (first) floor, and of course we had no noise from above, but the neighbours BELOW were insane. After we left, the real estate agents had many complaints about them. They’d thump around, bashing into walls, making strange grunting noises, playing deafeningly loud music, at random times throughout the night and day. When we were still there, sometimes we’d be woken up at 3am when their music started. The reason people suddenly started complaining after we moved out was cause apparently with our place empty, the noise intensified through our own apartment and the others could now hear it worse as well. Before we left, our apartment was like some kind of “buffer zone” for the others, absorbing the noise. Great for us, eh? Lol. And I don’t see how we could avoid a complex in future either, on our budget. We can’t afford a house, or a duplex. We’re kinda targeting a townhouse type thing though…the ones that still have common walls, but are somewhat more separate. The ones that are in a line of 7 or so, all 2 storey, but the upper levels aren’t joined, and each have a garage. HOPEFULLY these might be a bit quieter. I don’t care what our neighbours do within reason, but I want the BUILDINGS to be made so we don’t have to HEAR it all, you know? Lol. How the hell did I become a senior member!? I know nothing!
