Browse Forums Real Estate Re: Anyone renting while they build? 41Mar 26, 2010 4:39 pm I moved into a rental two days ago after the settlement of my house sale and the agent wouldn't give a lease for any longer than 3 months....reason being "it's a quiet area and people moving here don't like the peace and quiet and discover they've made a mistake then want to break the lease...etc, etc" Rentals are in very short supply and I was approved for the four I applied for, although one agent continually told me during a phone call I was her #1 approved tenant then kept creeping the rent higher and higher....not very ethical, imho, so decided to give her the flick because if I had turned down the other three properties was a little concerned she would increase the rent once again and I would be trapped in her game. The peace and quiet is heaven on earth and much better than the domestics next door to where I've just sold. Next week it's time to go builder-shopping and hope to find one who can start as soon as the land titles come through. Agents don't want short term tenants. I agree with this advise too. Also, you have to know if it's monthly or by contract. We told the agent that we were building and they were ok with that - happier because they knew we could afford to pay (a big issue in Mt Druitt) and that we were more likely to be careful with the joint than your average renter. After 4 years - we're in! Same for us, we told them straight up we were building and they were fine. For exactly the same reasons, we could afford to pay and we'd look after the place (even though we have 2 toddlers). And unlike some other peoples experiences we have kids and we've never rented (owned our first home for 9yrs before selling to build), so no references and we got the first house we applied for and were never looked down upon. Because the house is brand new we've had a few issues which have always been addressed politely and fixed in time. Then when it came time for our first inspection the agent didn't even want to look through the house, only check on some repairs we had done in the bathroom. Her reason was she is not at all concerned that we would be mistreating the house. Everyones experiences are different, it all depends on the area and whether there is a high need for rentals making it more difficult. We moved out in November into our current 'rental' (or hell-hole as I like to put it). We have a toddler and a dog and found it SO hard to find anything reasonably priced... no one wants pets! We basically took the only house that allowed our dog (on the condition he not enter the house) and it is a ridiculously expensive rental that is not worth the money... but we had no choice. The house is falling apart and the landlords idea of fixing things is with super glue (i kid you not), we've had a pest and rodent problem and i've spent hundreds of dollars getting people in to get rid of it all, it took 8 weeks for the landlord to clear his belongings out of our garage and only did so after I threatened to take them to the tribunal, our pergola roof is not water-tight and it floods every time it rains, doors don't lock, the list goes on... and my husband doesn't want to complain about anything anymore in case they kick us out.... Our property manager is useless and just ignores me and pretends to have called the landlord. I hate that we are powerless. I am counting down the days til we vacate. We signed a 9 month lease on the proviso that we would rent back month by month if we need to be here longer than 9 months (who was I kidding thinking we might only need 10 months - we've been here 5 months and we haven't even started building yet!) Renting is TOUGH... emotionally and financially (i am dreading the months where we will be paying our ridiculous rent AND the mortgage). But I just keep reminding myself it is temporary.... Build only just hit lockup stage, so over 10 weeks or more still to go. Edit: we are a little lucky though as we only needed to borrow $190,000 for the land, and our mortgage selection/MJH promotion allowed us to build first and pay the rest of the amount later.
