The house as listed for sale at 128k i am thinking of offering 100k? Is this a wise thing to do? I know the property has been for sale for longer than 12 months and the owner is keen to sell. I dont want to pay over 110k as i know there is alot of work to be done in re-plastering the whole house and putting in a new kitchen and bathroom and probably re-wiring the whole house. 2. What should i get looked at before i put in my offer? I am keen to get an asbestos report, stumping report, electrical report, white ants report and structure report. Could a qualified builder complete most of these with the exsception of the asbestos report and electrical report? Cheers guys Re: Advice needed 2Nov 25, 2009 3:42 pm I would put an offer in "subject to building and pest inspection". If they accept your offer then get the inspections. If there has been no offer for 12 months I wouldn't offer your highest limit. State that your offer is what you believe it to be worth considering (list all the things that need doing). Let the agent know you have done your homework, and not just plucked a figure from the air. If you want an idea of costs maybe get a builder to give you an estimate of costs to renovate. This will of course be a ballpark figure as wiring etc can be worse upon starting. Look at what the place is "worth" not just how much discount you'll get. I'm assuming $100k is a lot cheaper than similar houses that are renovated. Do your sums well. Not all "renovators delights" work out cheap when you factor in the work. It's funny, people assume unrenovated houses will be a lot cheaper than renovated but it's not always true. Sometimes for a little more you can buy a place where the work has been done. But then again you can make a killing by a quick reno. Good luck. From the looks of it, it may be the start of the area picking up in value, or that the owner clearly is asking too much that the market will not respond to it. Do not feel compelled that your offer is too low, as Travel Bug said. It is your decision and your money after all. Just be prepared to make an "educational expense in investment".
