Browse Forums Real Estate 1 Nov 15, 2009 2:51 pm Hi all This forum is great for advice, have been stalking it for some time now lol Anyways, we are building in Tassie with a lovely view over the Tamar river in a new estate, nearly all other blocks around us have nice homes and further up the road are established homes. There is still one vacant block between us and the next house down (both ours and the other are still in the construction phase - hopefully in just after Chrissie!) Reading the paper yesterday and just happened across an annoucement to do with the Nation Building stimulus plan announcing new public housing units to be built and low and behold there is 2 going up next to our place! This made me start feeling sick as we have scrimped and saved to get this place and now feel that these units will take value from our place. Does anyone have any experience along these lines? Will the value of our house go down before we even get to live in the thing? There is public consultation in regard to the development, but after digging around on the Tas govt site it seems that the Nation Building package has a different set of rules compared to normal construction. Normal planning is bypassed and the whole thing is built really quick ie 3 months. Its just so random, nice area, nice houses, nice place to raise the family and no other units on the street at all BUT now they are plonking these units down in between the houses! We are quickly starting to get very dissappointed with building this house after multiple other issues that have popped up and this is beginning to be the icing on the cake *sigh* P.S. - hope this is the right forum to post this to! There are some wonderful people who rent public housing units. Why would you automatically assume that the value of your house will go down if there were public tenants living next door? Re: Dream is turning into a nightmare.. 5Nov 16, 2009 9:57 pm I didn't mean to sound snobby and I am sure there are some wonderful people out there and we are hoping that they are the ones who move in if it all goes ahead In the area we are building the local council has prohibited all subdivision of blocks, I think this is due to the zoning applied to the area. We have lived next to a lot of units over the years and have encountered quite a few bad experiences so we were looking forward to going somewhere with just housing. The thing that is getting us is that even though the council has this in their planning scheme it is bypassed by legislation created by the State Government that overrules any of the planning laws - if we knew this could happen we would of picked a different place to build. I have read other posts on the forums, saying that values can go down, which is a worry for us as we have not even moved in yet Either way, we are looking forward to getting into a place of our own but disappointed that after going through the local planning process, to find that it can be vetoed when the State sees fit Re: Dream is turning into a nightmare.. 6Nov 16, 2009 10:38 pm The worst neighbour we ever had were "owners"....don't be a N.I.M.B.Y. On legislation, where the Constitution provides it power the Commonwealth can override State laws, and if a valid Commonwealth law is inconsistent with a law of a State, the Commonwealth law operates and the State law is invalid to the extent of the inconsistency. Guess Year 12 legal studies finally paid off. Also if the Commonwealth are throwing money around, the State -or a local municipality - is unlikely to stand in the way. I lived in public housing with my mother and sister from the age of 16, back then it was lovely little permed ladies and their children and some single mums....it's not quite the same these days, unfortunately. The aged ones are usually pretty good, sadly, the other are usually horrible. I don't blame you for thinking this, I would object too. Now I have a term for all those (let's be polite and call them) people who move in next to established live music venues and then form action groups in an attempt to force the council to restrict their operating hours (... and they usually win). Plenty down here around Brunswick and I believe there's plenty of d1cks up in Brissie trying to shut down Fortitude Valley venues as well. Honestly, that's what the burbs are for- totally why I live out here now!! We will lose a very important part of our heritage, and be sacrificing some future musicians/performers if it is allowed to continue. Could you imagine an Australia with no AC/DC, INXS, Midnight Oil, Powderfinger, Cold Chisel, etc, etc, etc?? Only ex soapie stars and Australian Idol contestants as the future of Australian music?? IT may not lower the value of your home, but people, like myself, research public housing areas, and refuse to buy in them. One unit on its own shouldnt be a problem though. They are avoiding building enclaves of them like the old days, and the upshot is the odd PH house/unit can pop up anywhere really. I use Tramex moisture meter and it will tell me instantly if the wall is cement sheet or plaster or masonite but most people dont have the equipment. 5 7086 the step up is 30mm and wanting it to be flat . how much does the concrete have to be lowered .we plan on removing bath and lenghten shower and adding seat. the old bath… 0 11835 8 6138 |
