The car industry is hanging on by the skin of its teeth. GM is a large employer in the area. Further cuts (or worse) would be devastating. There was a government partnership meeting at council about 18 months ago where they released the plans for the freeways, Birth-year 12 superschools, hospitals and urban renewal (relocation of existing public housing). Massive parcels of land being divided up and sold to Delfin and other property trusts. Don't know about Blakes crossing but try and get your hands on some of the plans that went to council. They were about half way through the public consultations (not well advertised). A private consortium out from the UK are managing the legal issues and the various interest groups i.e. local councils, Health SA, Education, Housing SA and community. Can't wait for the freeways myself. Takes us 45 minutes to get to the city every morning and we only live 15 kms out of town. Check with council and contact Land Management in Housing SA. They'd have the plans. Let us know what you find out. I'd probably look West and closer to city if you're after growth within the next 2-3 years. RPData and Brock Harcourts are expecting inner western suburbs such as Woodville Gardens, Athol Park, Mansfield Park, Angle Park, Cheltenham to jump around 30% by 2012 and at least 10% next year. If suburbs such as Andrews Farm managed to match next year's growth predictions they'll have a difficult time maintaining it unless something drastic happens with the demographics of that area. Just last week there was an article about Angle Park being cheaper to buy than to rent at today's prices.. expect a huge jump in Angle Park and Mansfield park as now the word is out. I still think the parks has major socioeconomic issues even with the pockets of urban renewal. Plus the changes are nowhere near the same scale as the northern redevelopment. Kilburn has better potential but there are no immediate plans for the surrounding suburbs. If we are looking at demographics Elizabeth came in 1st and Parks 3rd most vulnerable community. Not a lot of diff. from a public health perspective. Hubby works in housing and we spent 20 years living at Woodville and beach suburbs . We love the west but its not the only place to get a quick return. Re: Best Buy Location in Adelaide - new land estates 8Aug 10, 2009 7:54 am True west is not the only place to make a buck, especially a quick buck where suburbs which are starting from a relatively low-base price will often jump quicker short-term that those at an already higher base... but that's sort of why the west is being singled out as a potentially good performer.. relatively low base given it is 15 minutes from the cbd, it's sure to represent good value in a few years time. Anyhow, just passing on what i've been hearing from some contacts of mine who're pretty cluey when it comes to stuff like this (jones lang lasalle, rpdata, sensational-adelaide.com, etc), but there are all many differing opinions on this. I'd also look at Gawler, which I suspect will be the next boom town, in particularly due to NEXY that is currently under construction. And also, you'll hear it here first, Mt Barker which will be home to one of the largest residential projects in our state's history (I can't tell you too much about this). Just a slight correction though... Westwood Parks Regeneration is the largest of it's kind in Australia. Project runs over 15 years and now nearing it's completion. In my opinion, and that's only my opinion, there's about a 6-18 month window to buy in the west before it goes bonkers. Nearly bought a block of flats in Northern side of Mansfield Park.. dirt cheap too.. $400k for four 2 bedroom units, still kicking myself over that one... it jumped to $650k in 12 months. I think some people in this thread are looking at this from the wrong perspective.. it's not 'where would you live' but 'where do you see capital growth in the next couple of years'. Opportunities present themselves in all sorts of ways in Adelaide.. for instance, no one would've bought in Blair Athol a few years ago.. now that they've changed their name to North Prospect, it's suddenly worth an extra 100k. Would've been good to get in before the name change. Similar thing is going on in Seaton, which a block is being renamed to Grange soon. Devon park is another opportunity in disguise with the transformation of the derelict railyards site. Bowden even though pretty pricey has more room to grow with the announcement of the first TOD in Australia being built there. Also it's important to sort the hype from the facts.... and it's a case of people often hearing what they want to hear, then the suburb snobbery that can work in one's favour or against it. I could've told you 10 years ago to stay away from Port Adelaide, and second stage of Holdfast Shores... I won't get into why just now the issues are just too deep and complex to explain in one post. Just keep your eyes and your ears open and you'll do well out of it. As for northern developments, there sure is quite alot of expansion going on there, a developer friend of mine has just ordered a couple hundred houses there They're currently in acquisition mode and buying up all available land up there and then banking them till 2012. So fair bit of competition up there too... developers, first home owners, investors... hard to see where it'll end up in three years time, certainly won't go down though. Howie, no guessing who you are referring to Actually I am not looking at it from a 'where would I live' perspective. Having bought and sold 4 houses (3 in the western suburbs in the last 12 years) I am speaking from experience. Locations go up and down in popularity rapidly. It is a fickle market. The beach suburbs boomed and then flattened out in 2005/6. They recently had another rise. Most of the time it is guess work. Pt Adelaide ... yes those who purchased there have lost a fair bit of cash ... several friends included. Seaton has always had pockets of very expensive properties. Suburb snobbery has a part to play .. who would have purchased in Mile End 15 years ago? On the other hand capital growth is also inextricably linked with the buyer and his/her perception of safety. No one wants to buy in areas with high crime rates. I wouldn't put a short term investment into an area where there were public health issues for just that reason. Whatever the case: my point is that looking at council plans will often put you one step ahead of the game. We made our best profit in our current development, but I'm sure this region will plateau as well. I also stated a few years ago on a popular development site that Cheltenham will be one to watch... no doubt many of you would've heard this weeks news on the suburb. By the way, I was not having a dig at you. But i'm more than happy as always to share my opinions to those who are open to it. I've mentioned the most 'vulnerable' profiles earlier - based on AEDI, ABS and AIHW data & service provider stats. The AEDI will be released nationally soon and it will have some expected and unexpected results about kids wellbeing. My point is that there is not a huge difference between north versus inner west from a wellbeing perspective (across the key determinants of wellbeing). But back to the original question in terms of the following suburbs: Munno Para West Elizabeth North (northway project) Blakes Crossing (Delfin) Lakeside at Andrews Farm Greatest growth is a bit of a gamble but I'd put my money on Smithfield Plains or Munno Para West due to the new services and urban renewal (two new Birth-year 12 schools and 1 private school + shopping centres and services). Smithfield being the more affordable option. I'd be checking the redevelopment plans to see how they fit with your timeframes.
